Maintenance Technician
Position Summary
The Maintenance Technician is responsible for the maintenance, repair, and overall appearance of one manufacturing facility and five self-storage facilities. This position performs preventative maintenance, responds to repair requests, troubleshoots building systems and equipment, and ensures all properties remain safe, functional, and well-maintained. The ideal candidate is self-motivated, organized, and capable of managing multiple locations while maintaining a high standard of quality and customer service.
Essential Duties and ResponsibilitiesManufacturing Facility
- Perform routine inspections of the building, equipment, and grounds.
- Conduct preventative maintenance on machinery, HVAC systems, electrical, plumbing, compressed air systems, and other facility equipment.
- Troubleshoot and repair mechanical, electrical, plumbing, and structural issues.
- Coordinate with production personnel to minimize equipment downtime.
- Maintain lighting, doors, docks, office areas, break rooms, restrooms, and common areas.
- Assist with equipment installations, facility improvements, and production support projects.
- Maintain maintenance records and complete work orders in a timely manner.
- Ensure compliance with OSHA and company safety standards.
Self-Storage Facilities
- Perform routine inspections of all five storage locations.
- Repair roll-up doors, gate systems, fencing, locks, lighting, and signage.
- Maintain landscaping, snow removal coordination, and general property appearance.
- Inspect and maintain security cameras, access control systems, and perimeter security.
- Address customer maintenance concerns promptly and professionally.
- Perform basic plumbing, electrical, drywall, painting, and carpentry repairs.
- Monitor vacant units and report any damage or maintenance needs.
General Responsibilities
- Prioritize and respond to maintenance requests across multiple properties.
- Schedule preventative maintenance to reduce emergency repairs.
- Coordinate with outside contractors when specialized repairs are required.
- Maintain inventory of maintenance supplies, tools, and equipment.
- Operate company vehicles safely while traveling between locations.
- Participate in on-call or after-hours emergency response as needed.
- Recommend facility improvements that enhance safety, efficiency, and property value.
- Perform other duties as assigned.
Qualifications
- High school diploma or GED required; technical or trade school education preferred.
- Minimum of 3 years of commercial, industrial, or facilities maintenance experience.
- Experience with electrical, plumbing, HVAC, carpentry, and general building maintenance.
- Ability to diagnose and repair a wide variety of facility issues independently.
- Experience operating hand and power tools safely.
- Basic computer skills for work orders and communication.
- Valid driver's license with a clean driving record.
- Ability to prioritize work across multiple locations with minimal supervision.
Preferred Qualifications
- Manufacturing maintenance experience.
- Experience maintaining self-storage facilities or commercial properties.
- HVAC certification, electrical license, or other skilled trade certifications.
- Forklift certification or ability to obtain certification.
Physical Requirements
- Frequently lift and carry up to 50 pounds.
- Occasionally lift up to 75 pounds with assistance.
- Ability to climb ladders, work at heights, kneel, crouch, crawl, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to stand, walk, and perform physical labor for extended periods.
Work Schedule
This is a full-time position. 40 hours per week based on a 4 day 10 hour schedule. Possibilities for overtime on Fridays. Regular business hours are expected; however, occasional evenings, weekends, or emergency call-outs may be required to respond to urgent maintenance issues.

Pay: $30.00 per hour
