HVAC Foreman – Senior Living Project

SUMMARY
The HVAC Foreman is responsible for leading and coordinating all heating, ventilation, and air‑conditioning activities on-site for the senior living construction project. This includes overseeing system installations, ensuring code compliance, managing field personnel, and maintaining schedule and quality standards. The Foreman serves as the primary liaison between HVAC crews, subcontractors, and project management.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Supervise daily HVAC operations, including duct installation, equipment setting, refrigerant piping, start‑up preparation, and final trim.
· Coordinate with the Project Superintendent and Project Manager to align manpower, equipment, and material needs.
· Ensure all HVAC work complies with Florida Building Code, mechanical code, ADA considerations, and senior living facility safety standards.
· Interpret HVAC plans, mechanical schedules, and specifications for multi‑unit residential layouts.
· Lead toolbox talks and enforce OSHA safety protocols and EPA refrigerant handling requirements.
· Monitor progress and report daily updates to the Project Manager.
· Manage inventory of HVAC tools, materials, and equipment specific to senior living installations (e.g., low‑noise units, humidity‑control systems, fresh‑air requirements).
· Train and mentor HVAC helpers, apprentices, and junior technicians.
· Troubleshoot system issues and collaborate with other trades to resolve conflicts (electrical, plumbing, fire protection, low‑voltage).
· Maintain a clean and organized work area, especially in occupied zones or near sensitive finishes.
· Participate in inspections and coordinate with AHJ (Authority Having Jurisdiction).
· Be available for emergency calls or schedule adjustments as needed.
QUALIFICATIONS
· Minimum 5 years HVAC experience, with 2+ years in a supervisory role.
· Experience in multi‑family or senior living construction preferred.
· OSHA 30‑hour certification required.
· EPA Section 608 Certification (Universal preferred).
· Strong knowledge of HVAC systems, ductwork installation, refrigerant piping, ventilation requirements, and senior facility environmental standards.
· Proficient in reading mechanical plans and coordinating with other trades.
· Familiarity with Buildertrend, QuickBooks, and Microsoft Office Suite.
· Bilingual (English/Spanish) preferred for team communication.
REPORTING STRUCTURE
Reports directly to the Project Manager and coordinates daily with the Project Superintendent and HVAC Manager.
Job Type: Full-time
Pay: $62,400.00 - $83,200.00 per year
