Job Overview
We are seeking a motivated and detail-oriented Real Estate Title Examiner to join our team. In this role, you will be responsible for conducting thorough title searches, reviewing legal descriptions, and ensuring all real estate documentation complies with underwriting guidelines. Your expertise will support smooth property transactions by accurately analyzing title records, public records, easements, and legal descriptions. This position offers an exciting opportunity to work independently while contributing to essential real estate processes.
Responsibilities
- Conduct comprehensive title searches using public records, title records, and mapping software to verify property ownership and history
- Review legal descriptions, easements, and other real estate documentation for accuracy and completeness
- Analyze title reports and records to identify potential issues such as liens, encumbrances, or restrictions
- Ensure adherence to underwriting guidelines during title review and processing
- Utilize real estate transaction management software and GIS (Geographic Information Systems) tools to support research and mapping tasks
- Communicate findings clearly with clients and internal teams to facilitate smooth real estate closings
- Assist in preparing detailed reports on title status, including identifying any discrepancies or issues requiring resolution
Requirements
- Proven experience in title search, title review, or related roles within law offices or real estate firms
- Strong knowledge of real estate law, legal descriptions, easements, and public records research
- Proficiency with Microsoft Office applications and real estate documentation review tools
- Familiarity with real estate transaction management software and mapping software such as GIS
- Ability to interpret complex legal descriptions and identify potential title issues effectively
- Excellent research skills with attention to detail and accuracy
- Effective client communication skills combined with a customer service-oriented approach
