FlexEtc is a micro-bay industrial (co-warehousing) platform that operates flexible, all-inclusive industrial facilities for small and mid-sized businesses. The Role
As an Ops Lead at FlexEtc, you own the physical site. That means cleanliness, maintenance, vendor relationships, access control, shipping and receiving, and safety compliance. When something is broken, you own the fix. When a vendor misses a visit, you own the escalation. When a member gets locked out, you are the one who resolves it.
You will oversee vendor relations, member tickets, courier and dock activity, set the daily checklist standard, and make sure the facility reflects the FlexEtc brand — every single day, not just on inspection days.
Industrial Property Management, Not Just Facilities
This role is FlexEtc's on-site industrial property management function — vendor accountability, access control, safety compliance, and site readiness are property management disciplines, and you own them end to end at your location, not as tasks handed down from someone else.
What You'll Own
Facilities readiness — cleanliness, maintenance, and access control across the full site
Vendor management: janitorial, pest control, HVAC, landscaping — scheduling, accountability, and escalation
Shipping and receiving program operations — BOL processing, receiving without member present, pallet management
Access control triage — member lockout response, system reliability, and escalation path
Member onboarding execution — gate codes, printing setup, systems access, and unit setup
Safety compliance and issue documentation — extinguishers, egress, incident logging
Community Manager duties in single-site markets: P&L accountability, team 1:1s, and site leadership
What We're Looking For
2+ years in facilities management, property management, or a similar hands-on operations role
Vendor management experience — you know how to hold a contractor accountable and escalate when needed
Detail-oriented and proactive — you catch problems before members notice them
Comfortable with technology — access control systems, facility management software, and basic troubleshooting
Physically present and hands-on — this role requires being on-site, not managing from a desk
Strong communicator — members interact with you daily, and they need to trust you
Organized and process-driven — you document what you do so it can be repeated and handed off
What You'll Earn
Base salary: $23+ hourly plus bonus
Incentive/bonus plan: Monthly bonus tied to four financial gates: Site evaluation, occupancy, member experience and sales/renewals. It is a team bonus structure.

Pay: $47,840.00 - $62,000.00 per year
