Del Norte Neighborhood Development Corporation (NDC), a premier developer of affordable housing in Denver since 1978, is seeking a Facilities Supervisor. This role is critical to our mission of providing decent, safe, and sanitary housing for low-income families, seniors, and individuals with special needs.
Job Summary
The Facilities Supervisor oversees the daily operations, maintenance, and safety of Del Norte’s multifamily property portfolio. You will lead maintenance and manage specialized subcontractors to ensure all buildings remain high-quality assets for our residents and the community.
Key Responsibilities
- Subcontractor & Vendor Management:
Identify, vet, and maintain an approved vendor list for specialized trades (HVAC, plumbing, electrical, etc.).
Solicit and evaluate competitive bids for property improvements and large-scale repairs.
Supervise onsite contractors to ensure work meets technical specifications, safety standards, and timelines.
Verify contractor billings against project budgets and program guidelines.
Conduct daily and weekly property inspections to identify and immediately resolve hazardous conditions or liability concerns.
Ensure all properties comply with local, state, and federal laws, including fire safety, NSPIRE, and ADA standards.
Maintain records of critical systems, including fire prevention, elevators, and hazardous materials.
Develop and manage emergency response plans for after-hours facility crises.
Implement a proactive preventative maintenance program to extend the life of building systems.
Supervise the "make-ready" process for vacant units to ensure they meet Del Norte's high quality standards for new residents.
Manage the facility budget, tracking expenditures and identifying cost-saving opportunities.
Qualifications
- Experience: Minimum 3–5 years in facilities management or maintenance, preferably in multifamily or affordable housing.
- Technical Skills: Strong knowledge of building systems (HVAC, electrical, plumbing) and the ability to interpret blueprints and technical manuals.
- Leadership: Proven experience managing both internal staff and external contractors.
- Requirements: Ability to participate in an on-call emergency rotation and pass a criminal history check. BILINGUAL PREFERRED
Pay: $60,000.00 - $65,097.33 per year
