RLH Construction is seeking an experienced Project Manager to lead commercial construction projects from contract award through closeout. This leadership role is responsible for delivering successful projects by managing budgets, schedules, subcontractors, client relationships, and project teams while ensuring every project reflects RLH's commitment to quality, integrity, and exceptional service.
Our Project Managers serve as the primary point of contact for owners, architects, engineers, and field leadership. They are proactive problem-solvers who thrive in a collaborative environment and are committed to delivering projects safely, on time, within budget, and to the highest standards of quality.
What You'll Do
- Manage multiple commercial construction projects through all phases of construction, from preconstruction turnover to final closeout.
- Serve as the primary liaison between clients, design professionals, subcontractors, and the RLH project team.
- Develop and manage project budgets, schedules, cash flow, and forecasting to ensure financial success.
- Lead subcontractor procurement, contract negotiations, buyout, and purchase order development.
- Monitor project costs, evaluate change orders, and maintain profitability throughout the life of each project.
- Collaborate closely with Superintendents to ensure work progresses safely, efficiently, and according to schedule.
- Coordinate RFIs, submittals, owner changes, and project documentation while maintaining clear communication among all stakeholders.
- Identify project risks and implement proactive solutions to minimize delays and resolve issues before they impact the project.
- Review project schedules and coordinate recovery plans when necessary to maintain milestones.
- Prepare owner pay applications, review subcontractor invoices, and oversee timely billing and payment processes.
- Maintain compliance with contract requirements, building codes, safety regulations, and company standards.
- Lead project meetings and provide regular updates to clients and company leadership regarding schedule, budget, and project status.
- Support estimating and preconstruction efforts as needed by providing constructability input, budgeting assistance, and lessons learned.
What We're Looking For
- 5+ years of experience managing commercial construction projects.
- Proven ability to successfully manage multiple projects simultaneously from start to finish.
- Strong knowledge of commercial construction means, methods, sequencing, and building systems.
- Ability to read and interpret architectural, structural, civil, and MEP drawings, specifications, and contract documents.
- Experience managing project budgets, cost forecasting, buyout, subcontractor negotiations, and change management.
- Strong leadership skills with the ability to motivate teams, build relationships, and make sound decisions under pressure.
- Excellent organizational, problem-solving, and time-management skills.
- Outstanding written and verbal communication with clients, architects, engineers, subcontractors, and internal teams.
- Proficiency with Microsoft Office, Microsoft Project, and construction management software.
- OSHA 30 Certification (or ability to obtain within six months of employment).
- Construction Management degree or equivalent field experience preferred but not required.
