We have 100+ five-star reviews, offices in Ocean Beach and Ocean Bay Park, and a homeowner portfolio that grows every season. Now we're looking for one licensed real estate agent to lead that growth.
This is a full-time position with compounding commission income. Your office is the island. Your clients are the homeowners who love it. Your job is to become the person they call first — whether they're thinking about renting, upgrading their plan, or eventually selling.

- Can walk onto an island without a set plan and still hit their numbers by Friday
- Doesn't take a "not right now" personally — logs it and comes back in September
- Is genuinely curious about people, not just moving them down a funnel
- Shows up at events and the ferry terminal and people recognize them — but they're not the loudest person in the room
- Is coachable. Doesn't come in knowing it all. Willing to learn a new market, a new system, a new way of building client relationships. This is not for the agent who's been doing it the same way for ten years and isn't open to change.
What Your Day Actually Looks Like
In season (May – September):
Ferry to Ocean Beach by 9am. Two property walkthroughs by noon. Follow up on postcard responses from homeowners in Seaview in the afternoon. Show up at a community event in the evening. Log everything before the last ferry home.
Saturday morning on Fire Island in July is your best prospecting time of the week — not your day off. Homeowners are actually there. They're on their decks, walking to the beach, grabbing coffee in town. That's when the conversations happen.
Off-season (October – April):
This is where the season is won. October through January is your heaviest sign-up window — homeowners are deciding what they're doing with their home next summer before the holidays. You'll be on the island three days a week running postcard follow-up, booking consultations, and doing walkthroughs on the island's quieter streets.
Walk down any block in Ocean Beach and look around. Half those homes are managed by their owners on VRBO or Airbnb. That's your pipeline — right in front of you — on a 32-mile barrier island with almost no competition for what we do.
What You'll Do
Homeowner Acquisition
- Introduce homeowners to our rental plans through postcard campaigns, community events, walkthroughs, and personal outreach
- Conduct property walkthroughs and discovery conversations — this is where your real estate experience pays off
- Present and execute rental listing agreements
- Target: an ambitious but achievable annual goal set with your manager. Consistent quarterly activity expected year-round — including Q3.
Homeowner Relationship Management
- Be the first call every homeowner in your portfolio makes when they're thinking about renting, upgrading their plan, or selling
- Maintain in-person contact during the summer season and consistent contact year-round
- Convert long-term rental relationships into sales opportunities — you are a licensed agent and these homeowners know and trust you
Pipeline & CRM Management
- Work your leads through our CRM across multiple stages from cold prospect to active client
- Log every homeowner interaction same day — no exceptions
- Execute quarterly postcard campaigns to homeowners across your territory and follow up with every response
Community Presence
- Show up at events, ferry terminals, and local gatherings as a familiar, trusted face — not a salesperson
- Attend our Tuesday Bagel Breakfasts and company events
- Build a referral network across the island that generates warm inbound leads year-roun
You don't need to have everything figured out on Day 1. But by Day 90, you should feel like Fire Island is your territory — because it is.
Compensation
- Base Salary: $50,000/year — stable, consistent, paid year-round
- Sign-Up Bonus + Rental Commission (compounded)
- Ferry Tickets: Covered by the company
In traditional real estate, January 1st means starting from zero. In this role, January 1st means your entire portfolio from last year is still generating commissions. Every home you signed in May is still paying you in February.
Requirements
Non-Negotiable:
- Active New York real estate license — required
- At least 1–2 completed real estate sales transactions. You've represented a buyer or seller through a full transaction — contracts, negotiations, closing. This is not a role for a brand new agent. Rental experience on Fire Island is a significant plus.
- On Fire Island 5 days per week including weekends from May through September. 3 days per week October through April, ferry schedule permitting. Ferry tickets covered.
- Available to work weekends — this is when homeowners are on the island and when the best conversations happen. Weekends are not optional.
- Genuinely comfortable working independently. You own your schedule, your pipeline, and your results. If you need close supervision to stay productive, this role is not the right fit.
- Valid driver's license and reliable transportation to Long Island ferry terminals
Strongly Preferred:
- Existing knowledge of or genuine connection to Fire Island
- Experience with CRM tools — training provided
- Comfort with outbound outreach — you are proactive, not reactive

Pay: $50,000.00 - $80,000.00 per year
