The Building Engineer II is responsible for the daily operation, maintenance, and repair of building systems including heating, ventilation, air conditioning, plumbing, life safety and tenant requests as well as other tasks assigned by the Chief or Assistant Chief Engineer. Shift Hours are Tuesday-Friday 1:00 pm - 9:30 pm, Saturday 8:00 am - 4:30 pm.
Responsibilities
Processes
- Assist with helping to ensure all building systems are being operated safely, efficiently, and as originally intended.
- Perform routine preventive maintenance and repairs to building systems and equipment.
- Complete all service requests in a timely manner. Self-initiate service requests as needed.
- Ensure compliance with all federal, state, and local codes and regulations.
- Work with vendors and contractors within the building.
- Troubleshooting and repairs of building systems.
- Monitor all building systems.
- Responds to building emergencies.
- Looks for opportunities to continually improve maintenance processes and make recommendations to superiors
- Respond to 24-hour emergency calls as required. Carry mobile phone as required for on-call duty.
- Must be willing to work flexible hours including overtime, weekends, and holidays
- Works with all building personnel in a cooperative and professional manner.
- Strictly adheres to all safety rules, policies and procedures.
- Assists in the maintenance of inventory as needed for cost effective operations.
- Prepare reports and documentation as required.
- Other duties as assigned.

Working Conditions
While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus
Qualifications
- Must demonstrate a thorough understanding of HVAC, plumbing, electrical, and life safety systems.
- Must be able to communicate effectively, both orally and in writing.
- Must be able to multi-task, prioritize, and work efficiently with excellent attention to detail.
- Must have basic computer skills in email. Specific experience with Outlook, Word and Excel preferred).
- Must have good customer service skills.
- Understanding of BMS/EMS systems.
- Minimum two years of experience in commercial real estate maintenance and operations required.
- Must have prior experience and working knowledge of Central Plant Equipment (Chillers, boilers, thermal storage, pumps, heat exchangers, Utility Services, Electrical Power Distribution and Plumbing/Facility Maintenance.
Education
- High school diploma or equivalency required; two-year degree (college or tech school) preferred.
- Certifications and other licensing preferred.
