Property Manager, Student Housing
Reports to: Regional Property Manager
Job Type: Full-time, Salaried, Exempt
Location: College Station, TX
Base Salary: $80,000 - $85,000
Overview
We’re seeking an experienced Property Manager to lead the day-to-day operations of a high-performing student housing community. This role is responsible for driving financial performance, leading a team, and delivering an exceptional resident experience in a fast-paced, highly competitive market.
The ideal candidate brings a strong mix of operations, sales, leadership, and financial acumen, with a proven ability to manage teams and optimize property performance.
What You’ll Do
Operations & Financial Performance
- Oversee all aspects of property operations, ensuring strong occupancy, revenue growth, and expense control
- Manage rent collections, delinquency, and financial reporting (budget variance, rent roll, occupancy, etc.)
- Assist in developing and executing annual operating and capital budgets
- Identify opportunities to increase revenue, control costs, and improve overall asset performance
Leasing & Marketing
- Drive leasing performance through effective marketing strategies and execution
- Monitor market trends, pricing, and competitor activity to inform strategy
- Participate in regular leasing and performance calls
Leadership & Team Development
- Hire, train, and lead on-site team members, fostering a high-performance culture
- Provide coaching, feedback, and accountability to team members
- Lead regular team meetings to communicate goals, priorities, and performance expectations
Resident Experience
- Ensure a high level of customer service and timely resolution of resident concerns
- Handle escalated issues, including complaints and policy enforcement
Facilities & Vendor Management
- Partner with Maintenance leadership to ensure property safety, cleanliness, and curb appeal
- Oversee maintenance operations, capital projects, and vendor relationships
- Conduct regular property inspections and ensure timely corrective actions
Compliance & Risk Management
- Ensure compliance with Fair Housing laws and all applicable regulations
- Enforce policies and procedures to mitigate risk and maintain operational consistency
Preferred Certifications (Not Required)
- CAM, CPM, CRM, RAM or similar industry certification
What You Bring
- 3+ years of property management or related leadership experience (student housing preferred)
- Proven experience managing financial performance, budgets, and occupancy goals
- Strong leadership skills with the ability to motivate and develop teams
- Experience in a fast-paced, sales-driven environment
- Excellent communication, problem-solving, and organizational skills
- Proficiency in property management systems and Microsoft Office
Education
- Bachelor’s degree in Business or related field preferred (or equivalent experience)

Base Pay: $80,000.00 - $85,000.00 per year
