Job Summary
We're looking for a reliable, detail-oriented Property Care & Maintenance Technician to help maintain and inspect our portfolio of short-term rental homes throughout the North Houston area.
This is not a real estate inspection role and does not require certifications. Instead, you'll be responsible for ensuring homes are clean, well-maintained, fully stocked, and guest-ready before every arrival. You'll serve as the final quality check before guests check in while also handling light maintenance, inventory management, and property care tasks as needed.
This is a hands-on field position ideal for someone who takes pride in their work, notices small details, and enjoys solving problems independently. Properties are primarily located throughout The Woodlands and the Lake Conroe area, including Walden, April Sound, and Willis, with occasional assignments in surrounding North Houston communities.
This is a flexible 1099 contractor position, ideal for someone local who wants consistent but flexible work.
What You'll Do
- Inspect properties after cleanings to ensure they are fully guest-ready
- Follow a checklist in our app (yes/no style with photos)
- Confirm cleanliness, staging, and overall presentation
- Report any damages, missing items, or issues immediately
- Perform light touch-ups as needed (ex: wipe surfaces, reset items, clean grill if needed)
- Changing light bulbs
- Replacing air filters
- Simple troubleshooting (no plumbing/electrical work required)
- Ensure the property is 100% ready for guest arrival
How the Role Works
- Inspections are assigned after each cleaning
- Most work occurs between late morning and 3:00 PM (before guest check-in)
- Heavier workload typically falls Tuesday–Friday, with occasional weekends
- Work volume varies seasonally (busier in summer and holidays, lighter in Jan/Feb)
- You’ll use your own vehicle to travel between nearby properties
- You’ll clock in/out, including drive time between properties
This role is best suited for someone who lives in the service area, allowing for efficient routing and quick inspections.
