Job Summary
The Property Accounting Manager is responsible for overseeing the property accounting operations of the manufactured housing portfolio, ensuring the accuracy, timeliness, and integrity of all financial reporting at the community and corporate level. Reporting directly to the Controller, this role bridges day-to-day accounting execution with strategic financial oversight, supervising the Property Accountant and serving as a key resource for community managers, regional leadership, and ownership. The Property Accounting Manager plays a central role in maintaining strong internal controls, driving process improvements, and ensuring the portfolio’s financial data supports sound decision-making at every level of the organization.
KEY RESPONSIBILITIES
Financial Reporting & Month-End Close
- Oversee the preparation and review of monthly, quarterly, and annual financial statements for all communities and corporate entities.
- Manage and enforce the month-end and year-end close calendar, ensuring all deadlines are met with accuracy and completeness.
- Review journal entries, account reconciliations, and balance sheet schedules prepared by the Property Accountant and accounting staff.
- Ensure all financial reporting is compliant with GAAP and property management reporting standards.
- Deliver timely and accurate financial packages to the Controller, ownership, and other stakeholders as required.
Budget Preparation & Variance Analysis
- Lead the annual operating and capital budget preparation process for all assigned communities in coordination with the Controller and regional leadership.
- Monitor community-level revenues, expenses, and net operating income throughout the year, providing detailed variance analysis and actionable recommendations.
- Partner with regional managers and community managers to ensure budget accountability and operational alignment.
- Support financial forecasting and multi-year planning initiatives as directed by the Controller and ownership.
Resident & Rent Roll Accounting
- Oversee rent roll accounting, tenant ledger maintenance, security deposit compliance, and collections tracking across all communities.
- Ensure the accuracy of resident billing, charge schedules, and lease-level financial data in the property management system.
- Review accounts receivable aging reports and work with community managers to address delinquencies and collections.
- Ensure security deposit handling and disbursement procedures comply with applicable state regulations and company policy.
Internal Controls & Process Improvement
- Establish, monitor, and enforce internal controls across all accounting functions to safeguard company assets and resident funds.
- Identify inefficiencies in current accounting workflows and lead the implementation of process improvements to enhance accuracy and productivity.
- Develop and maintain standard operating procedures (SOPs) for key accounting processes including AP, AR, close, and reporting.
- Ensure proper segregation of duties and approval workflows are followed consistently across the accounting team.
Audit & Tax Support
- Coordinate with the Controller to support year-end audits, tax preparation, and timely regulatory filings.
- Prepare and organize supporting schedules, workpapers, and documentation for external auditors and tax advisors.
- Ensure compliance with lender reporting requirements, debt covenant calculations, and reserve fund obligations.
- Assist with 1099 preparation, sales tax filings, and other compliance-related reporting as needed.
Team Leadership & Development
- Directly supervise the Property Accountant, providing day-to-day guidance, performance feedback, and professional development support.
- Set clear expectations for quality, accuracy, and deadlines; hold direct reports accountable to high standards of performance.
- Partner with the Controller to assess staffing needs and support the onboarding and training of new accounting team members.
- Foster a collaborative, detail-oriented team culture that prioritizes accuracy, accountability, and continuous improvement.
Collaboration & Communication
- Serve as a key liaison between the accounting team, community managers, regional leadership, and the Controller on financial matters.
- Provide financial analysis and reporting support to operations teams to strengthen community-level financial understanding and accountability.
- Assist the Controller with ad hoc financial analysis, ownership reporting, and special projects as needed.
- Maintain clear and professional communication with vendors, lenders, auditors, and other external parties as required.
QUALIFICATIONS
- Bachelor’s degree in Accounting, Finance, or a related field required; CPA or CMA designation a plus.
- 5–7 years of progressive accounting experience, with at least 2 years in a supervisory or management role.
- Experience in property management, real estate, or manufactured housing strongly preferred.
- Proficiency in property management and accounting software (e.g., Rent Manager, Yardi, RealPage, AppFolio).
- Strong knowledge of GAAP, internal controls, and property management regulatory requirements.
- Demonstrated experience managing month-end close, financial reporting, and budget preparation processes.
- Excellent leadership, organizational, and problem-solving skills with a high degree of attention to detail.
- Strong communication skills with the ability to present financial information clearly to both accounting and non-accounting stakeholders.
- High ethical standards and integrity in managing resident funds, reserves, and confidential financial data.

Pay: $85,000.00 - $90,000.00 per year
