We are seeking a dynamic and highly skilled Maintenance Supervisor to lead our facilities maintenance team in ensuring the optimal operation of maintenance, appliance, electrical, and plumbing systems across our apartment community. Responsibilities
- Lead and supervise the maintenance team, managing daily operations and ensuring tasks are completed efficiently and safely.
- Oversee the repair, troubleshooting, and maintenance of systems including HVAC (Heating, Ventilation, and Air Conditioning), electrical systems—both high and low voltage, plumbing , appliance and pool amenities
- Develop and implement preventive maintenance schedules using Computerized Maintenance Management Systems (CMMS) to minimize downtime and extend equipment lifespan.
- Interpret schematics, technical manuals, and electrical diagrams to diagnose issues accurately; utilize tools such as ohmmeters for electrical troubleshooting.
- Ensure compliance with OSHA safety regulations by conducting safety audits, enforcing safety procedures, and maintaining accurate safety records.
- Manage projects related to facilities upgrades or repairs, coordinating with vendors and internal teams to meet deadlines and budget constraints.
- Maintain detailed documentation of maintenance activities, repair procedures, and inventory levels; utilize Microsoft Office tools for reporting purposes.
- Train team members on proper maintenance repair procedures, safety protocols, and the use of diagnostic equipment.
- Monitor facility systems’ performance to identify potential issues early and implement corrective actions proactively
- Provide mentoring and training
- Provide outstanding customer service.
Skills
- Proven management experience supervising apartment community maintenance teams
- Strong maintenance knowledge including HVAC system repair, mechanical systems repair, plumbing system maintenance, electrical systems troubleshooting (both high voltage and low voltage).
- Expertise in maintenance practices with a solid understanding of troubleshooting techniques.
- Familiarity with programmable logic controllers (PLCs), schematics reading, and electrical troubleshooting tools such as ohmmeters.
- Knowledge of OSHA safety regulations along with experience implementing safety protocols in a manufacturing environment.
- Proficiency in using CMMS software for work order management and maintenance scheduling; adept at utilizing Microsoft Office suite for reporting and documentation.
- Excellent leadership skills with the ability to manage projects effectively while motivating team members toward continuous improvement.
- Strong communication skills in English for clear instructions, documentation, and team coordination.
- Ability to handle high voltage electrical systems safely while adhering to industry standards; experience managing facilities with complex mechanical systems is preferred.
