Job description:
About Us:
The employer is a results-driven property management company specializing in affordable housing throughout California. We pride ourselves on strong compliance, operational excellence, and delivering high-quality housing to the communities we serve. We are growing and seeking a highly capable, hands-on professional to support and elevate performance across our Southern California portfolio.
Position Summary:
The Area Management Specialist is a field-based, highly hands-on role responsible for supporting multiple properties with a strong focus on compliance, occupancy, and operational execution. This is not solely an oversight position—this role requires direct involvement in processing certifications, leasing activities, and day-to-day operational tasks as needed. This position is ideal for someone who can step in immediately, assess challenges, and take action—whether that means reviewing files, processing certifications, leasing units, or stabilizing operations.
Key Responsibilities:
- Travel to assigned properties throughout Southern California (and other regions as needed) to provide on-site operational support.
- Directly process certifications and resident files (move-ins, recertifications, interims) in compliance with HUD and LIHTC requirements.
- Conduct detailed file audits and implement corrective action plans.
- Ensure strict compliance with all affordable housing regulations and company standards.
- Provide hands-on leasing support, including touring, applications, and lease-ups to reduce vacancies quickly.
- Step in to assist with staffing gaps, lease-ups, and underperforming assets.
- Train and support on-site teams in compliance procedures, leasing practices, and operational standards.
- Conduct property inspections and evaluate operations, curb appeal, and resident experience.
- Monitor occupancy, delinquency, and compliance metrics and take immediate corrective action.
- Support new property transitions, takeovers, and special projects as assigned.
Qualifications:
- Minimum 5 years of hands-on experience managing affordable housing communities (100+ units required).
- Strong, working knowledge of HUD and LIHTC compliance (REQUIRED).
- Proven experience processing certifications and maintaining compliant files.
- Experience with lease-ups and improving occupancy in challenging environments.
- Ability to independently assess situations and take decisive, effective action.
- Strong attention to detail, especially in compliance and documentation.
- Excellent communication and leadership skills.
- Willingness and ability to travel frequently.
What We’re Looking For:
- A true hands-on operator who is comfortable both managing and executing
- Someone who can step in and do the work—not just direct others.
- Strong problem-solver with a sense of urgency
- High accountability and ownership mindset
- Adaptable and effective in fast-paced, changing environments
Why Join Arrowhead Housing:
- Direct impact on property performance and company success
- Opportunity to work closely with leadership
- Growth-oriented and entrepreneurial environment
- Competitive hourly compensation based on experience
- Generous Paid time off and Holidays
Compensation:
Starting Salary is $31-$35/hr. based on experience.
