- Track project timelines to ensure milestones are met on schedule.
- Coordinate with field superintendents regarding labor schedules and material deliveries.
- Maintain project documentation including daily logs, change orders, and submittals.

Billing & Financials
- Process progress billings using standard industry formats like AIA documentation.
- Review subcontractor invoices for accuracy against completed field work.
- Manage accounts receivable by following up with clients on outstanding payments.
- Reconcile expense reports and assign costs to specific project codes.
Insurance & Compliance
- Verify subcontractor compliance by collecting and auditing Certificates of Insurance (COI).
- Manage lien waivers for all active vendors and material suppliers.
- Assist with annual audits for general liability and workers' compensation policies.
- Maintain safety records required by local authorities and federal OSHA guidelines.
Qualifications
- Experience: Minimum 2–3 years in a construction office setting.
- Software: Proficiency with Quickbooks, Tradetopia, Google documents, or similar construction management tools.
- Education: High school diploma required; Associate degree in business or construction management preferred.
- Skills: Strong understanding of lien laws, COI verification, and progress billing methods. [1, 2]
