JOB SUMMARY: Under limited direction the Tech II Engineer will work closely with members of the Property Management Team and have daily contact with tenants. Employee must have general working knowledge of commercial buildings and understanding of HVAC, electrical and plumbing. Advanced knowledge of building operating systems and/or control systems are required. Must be skilled in the use of various power tools.
ESSENTIAL FUNCTIONS: Maintains a work safe environment while performing all tasks. Performs preventative maintenance and service requests through work order management system. Completes maintenance and repair records as directed by Property Manager. Reviews assigned work orders and provides time and materials estimates to complete tasks. Supervises, assists and inspects any work performed by outside service vendors. Resolve minor mechanical or aesthetic issues. Keeps accurate levels of inventory related to the building mechanical systems. Understands and performs individual emergency procedures and duties as dictated by the site emergency procedure safety manual. Responds quickly to emergency situations and obtains appropriate assistance if necessary. Serves as a resource and collaborator with both internal and external customers by obtaining and sharing knowledge, information and decisions with other departments pertaining to the property or building(s).
QUALIFICATIONS: To successfully perform this job the employee must be able to perform all job duties to the satisfaction of the Property Manager. Employee MUST be able to pass a background check. The requirements listed below represent the various skills, knowledge and/or ability required for the position.
PHYSICAL REQUIREMENTS: The physical demands described must be met by an employee to successfully perform the essential functions of the job. This job is a labor position and considered heavy in physical requirements. While performing duties of this job, the employee is regularly required to talk, hear and listen. This position is active and requires regular standing, walking kneeling, bending, stooping, crouching and/or climbing. There is frequent lifting and/or moving up to 50 pounds and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include: close, distance, color, peripheral. Depth perception and the ability to adjust focus are necessary. COMPETENCIES: Ability to solve problems effectively. Must be able to concentrate on moderate detail with little interruption. Employee must be able to remember a simple task assignment given at the beginning of a period of time extending for several days. Must be detailed orientated, organized, self-motivated and able to multi-task. Must be able to use and understand the basic functions of a smart phone and be computer literate. Basic understanding of Microsoft applications.
COMMUNICATION SKILLS: Employee must be able to professionally communicate well and work closely with vendors, contractors and with the management team to ensure the needs of the property and/or building(s) are satisfactorily met. Ability to write routine reports and correspondence clearly. Ability to understand and take instructions both verbally and written. Capable of responding to common concerns, problems or complaints from various sources on day-to-day level regarding operational issues.
EDUCATION: High School diploma or GED and a minimum of (3) years of related experience or trade and technical school experience.
LICENSE AND CERTIFICATIONS: CFC Card, current O7 electrical license or training card, valid driver's license (if required to operate a licensed motor vehicle in order to perform the job duties). Has or could work towards the EPA refrigeration license and City of Seattle refrigeration/boiler license.
ENVIRONMENTAL CONDITIONS: Involves indoor and outdoor activities with exposure to seasonal weather and the associated temperature fluctuations. Frequent exposure to dust, paint fumes and the chemicals used in general maintenance work.
