Job Description:
We are seeking a highly experienced and operationally excellent Multi-Family Apartment Property Manager to oversee the day-to-day operations and management of one of our apartment communities. As the Property Manager, you will play a pivotal role in ensuring the success, profitability, and resident satisfaction of our property.
Responsibilities:
- Oversee the overall operations of assigned apartment communities, ensuring they are well-maintained, profitable, and in compliance with company policies and local regulations.
- Lead and manage on-site staff, including leasing and maintenance personnel, fostering a collaborative and high-performing team environment.
- Develop and implement effective marketing and leasing strategies to attract and retain residents, achieving high occupancy rates, rent collection and low turnover
- Conduct thorough market research to set competitive rental rates, monitor market trends, and make recommendations for adjustments as needed.
- Foster strong resident relationships by providing exceptional customer service, addressing concerns, and promptly resolving maintenance issues.
- Prepare and manage property budgets, track revenue and expenses, and implement cost-saving measures while maintaining quality standards.
- Collaborate with the corporate team to develop and execute property-specific business plans and initiatives that align with company goals.
- Conduct regular property inspections to ensure adherence to maintenance and safety standards, identifying areas for improvement and maintaining a quality property image.
- Negotiate and manage vendor contracts, ensuring cost-effectiveness and quality of services provided.
- Maintain accurate and organized property records, reports, and documentation.
Qualifications:
- Degree in Business Administration, Real Estate, or related field (preferred but not required).
- Two years of proven experience as a Property Manager or Assistant property Manager in multi-family apartment communities.
- Strong understanding of property management principles, local housing laws, and Fair Housing regulations.
- Excellent leadership and team management skills, with a track record of building and motivating successful property teams.
- Exceptional communication and interpersonal skills to interact effectively with residents, staff, and vendors.
- Proficiency in property management software and Microsoft Office Suite.
- Solid financial acumen, including budgeting, forecasting, and expense control.
- Problem-solving mindset with the ability to handle challenging situations and make sound decisions.
- Strong organizational skills and attention to detail.
- Ability to travel to corporate office for on-boarding & training
