Job Summary
The Tangram Group is seeking a highly motivated and detail-oriented Affordable Housing Asset Manager with at least 5 years of experience in the affordable housing industry in New York City. The Asset Manager will oversee the performance of a diverse portfolio of affordable housing properties, working in close partnership with third-party property management. The role’s primary objectives are to drive revenue and reduce operating expenses through disciplined, proactive management.
Key Responsibilities
- Manage a portfolio of NYCHA PACT properties, ensuring all financial, operational, and compliance goals are attained.
- Oversee the financial performance of properties, including preparing and analyzing financial reports, approving budgets, and driving analysis to facilitate better decision making.
- Liaise with property management companies to ensure effective day-to-day operations of properties.
- Conduct forensic analyses of financial statements and operational reports to identify opportunities for operational efficiencies and cost reductions.
- Work directly with third-party vendors, ensuring timely and accurate reporting and resolving issues as they arise.
- Review and approve the preparation and submission of regulatory filings and reports to local and state agencies.
- Build and maintain strong relationships with internal teams, property management, and third-party service providers to ensure collaborative and efficient property management.
- Provide recommendations for capital improvements and strategies to enhance asset value and performance.
Qualifications
- A minimum of 5 years of experience in affordable housing asset management, particularly in New York City with either large HUD or NYCHA PACT properties.
- Ability to synthesize complex information and communicate it clearly to key stakeholders.
- Proficiency in Excel, with advanced skills in financial analysis and reporting.
- Excellent attention to detail, with a forensic approach to problem-solving and data analysis.
- Strong interpersonal and communication skills with the ability to build and maintain professional relationships.
- Self-starter with the ability to work independently and collaboratively in a fast-paced environment.
- Bachelor’s degree in business, finance, or real estate is preferred.

Compensation
- Base compensation will be commensurate with experience.
- Compensation also includes profit-sharing interests.
