JOB DESCRIPTION: Provide a variety of building maintenance services to ensure all buildings within the portfolio are in optimal performance. This job requires the technician to perform both maintenance and janitorial tasks on a daily basis.
ORGANIZATION
RELATIONSHIP: This position is a direct report to the Facilities Lead and AssetManager or anyone the Asset Manager appoints. This position has daily contact with vendors and tenants, requiring reasonable tact and strong verbal/written communication skills.

Primary Duties:The primary duty of a Building Technician is to perform routine maintenance, repairs, and inspections of building systems and structures to ensure a clean, safe, and fully operational environment for residents, tenants, and staff. This includes tasks related to plumbing, electrical, HVAC, and general building upkeep.

WORK COORDINATION & PAPERWORK:
- Coordinate start and stop time for tasks and maintenance schedules.
- Organize all work details (work performed, service recommendations, etc.) and complete maintenance records.
- Effective time management skills, self-starter and create maintenance schedules for all aspects of buildings, to include daily weekly, monthly, quarterly and annual maintenance items.
- On Call Rotation to include response times of less than 2 hours for lock outs and 1 hour for non-urgent issues. Urgent items such as life safety or running water response time should be immediately after receipt of the call. Payroll hours for On Call is from the time you start the call to the time you finish the call and have returned to what you were doing before the call (or home) otherwise point to point.
- Create and maintain clean and safe work areas in accordance with OSHA and insurance requirements.
CUSTOMER SERVICE:
- Present a professional, positive and helpful attitude at all times when interacting with customers, vendors and co-workers.
- Observe additional maintenance needs requiring attention and report those to the Asset Manager.
PHYSICAL REQUIREMENT:
Lifting (approximately 50 lbs), Regular exposure to weather conditions,
Climbing (ladders, stairs, etc.), Operate a motor vehicle, Bending or stooping, Owning and operating power or hand tools, Extended periods of walking, Exposure to potentially harmful chemicals and materials.
Job Requirements:
1. 40-hour work week - On Call is a rotating basis and for emergencies. Weekly schedule Monday through Friday with work weekends as needed
2. High School Diploma/GED or Vocational School Certificate
3. Background and pre-employment drug screening required
4. Reliable transportation for use in business related tasks/duties, including a valid drivers license and current automobile insurance
