Job Description
TGC Management is seeking an experienced Property Manager to oversee the day-to-day operations of our apartment community in Port Royal, SC.
We are looking for a seasoned multifamily manager with strong leasing and maintenance oversight experience. The ideal candidate will be hands-on, organized, dependable, and capable of taking ownership of the property and its daily operations.
Significant improvements have already been made to the property. Our goal is to have an experienced manager maintain the progress that has been made, oversee operations, continue leasing available apartments, and ensure maintenance and resident needs are handled promptly and professionally.
Responsibilities
- Oversee all aspects of day-to-day property operations, including leasing, maintenance, and resident relations
- Drive leasing activity and occupancy by marketing available apartments, following up with prospects, conducting tours, and converting leads into leases
- Prepare and execute lease agreements, renewals, and related documentation
- Manage move-ins, move-outs, renewals, and resident retention
- Oversee maintenance operations, work orders, apartment turns, and make-ready units
- Coordinate maintenance and repairs with onsite maintenance personnel, vendors, and contractors
- Monitor outstanding work orders and ensure issues are addressed and completed in a timely manner
- Conduct regular property and apartment inspections
- Identify maintenance, safety, cleanliness, and curb-appeal issues and ensure they are addressed
- Respond to resident inquiries, complaints, and requests professionally and promptly
- Build and maintain positive relationships with residents
- Enforce property rules, policies, and lease requirements consistently
- Supervise, train, and hold onsite staff accountable
- Monitor rent collection, occupancy, leasing activity, and property performance
- Maintain accurate property records and documentation
- Work with ownership to communicate property performance, priorities, and outstanding issues
- Completing required reporting
Requirements
- 3+ years of multifamily property management experience required
- Proven experience managing an apartment community
- Strong apartment leasing and sales experience required
- Demonstrated ability to lease apartments and improve occupancy
- Strong understanding of apartment maintenance, work orders, turns, and make-ready processes
- Experience supervising onsite staff
- Experience coordinating vendors and contractors
- Excellent customer service, communication, and conflict-resolution skills
- Strong organizational and multitasking abilities
- Ability to prioritize issues and follow through to completion
- Professional, dependable, and hands-on management style
- Ability to work independently and take ownership of the property
- Familiarity with Yardi or other property management software preferred
- Proficient in Microsoft Office Suite (Word, Excel, Outlook)
Preferred Experience
- Previous maintenance, facilities, or construction experience
- Experience with apartment renovations or make-ready operations
- Experience managing properties with ongoing maintenance needs
- Proven leasing and occupancy results
- Experience managing vendors and contractors
What We're Looking For
This position is best suited for an experienced apartment manager who knows how to run a property, not someone looking to learn property management on the job.
You should be comfortable leasing apartments, working with residents, supervising staff, walking vacant units, reviewing maintenance issues, coordinating vendors, and making sure things actually get completed.
The right person will be a strong operator who can balance leasing and occupancy with maintenance, resident service, and overall property operations.
