JDC Management, LLC is seeking a full-time Maintenance Technician to join our team at our multi-family apartment community in Spotsylvania, Virginia. We are committed to providing exceptional service to our residents and maintaining a safe, attractive, and well-functioning community.
This position will work closely with the Maintenance Supervisor and another Maintenance Technician to ensure the property is maintained to the highest standards of safety, functionality, and appearance. The ideal candidate is dependable, skilled in general maintenance and repairs, and takes pride in delivering quality work and excellent customer service.
Position Summary:
The Maintenance Technician is responsible for completing service requests, supporting preventative maintenance efforts, and assisting with apartment turnovers to ensure an adequate inventory of ready units. This role requires strong technical skills, attention to detail, and a resident-focused approach to service.
Key Responsibilities:
- Complete maintenance service requests including appliance repair, electrical, plumbing, painting, carpentry, and general maintenance tasks.
- Ensure work orders are processed daily and completed within 24–48 hours unless extenuating circumstances arise.
- Record completed work orders in the OneSite system.
- Assist with the make-ready process for vacant apartments as directed by the Property Manager or Maintenance Supervisor.
- Perform quarterly unit inspections.
- Complete grounds maintenance, including trash removal and maintaining curb and dumpster areas.
- Respond to 24-hour emergency maintenance service requests on a rotating basis.
- Schedule and complete preventative maintenance tasks.
- Ensure the leasing office, model units, and common areas are clean and ready for business.
- Follow established company policies and procedures outlined in the Employee Guidebook.
- Maintain professional and courteous relationships with residents, vendors, contractors, and team members.
- Perform special projects and other duties as assigned.
Qualifications:
- Knowledge of appliance repair required.
- Proven ability to perform maintenance in electrical, plumbing, appliance repair, carpentry, painting, cleaning, carpet repair and replacement.
- HVAC certification required or ability to obtain within six (6) months.
- Strong communication skills and ability to work effectively with coworkers, Property Manager, Regional Manager, vendors, residents, and visitors.
- Excellent customer service skills.
- Basic safety knowledge, including proper lifting techniques and safe work practices.
- Ability to sit, stand, walk, stoop, kneel, crouch, or crawl as required.
- Ability to regularly lift/move up to 50 pounds and occasionally lift/move more than 100 pounds.
