Location: Cape Girardeau, MO
Salary: $60,000–$80,000 per year

About the Role
We are seeking a Director of Operations – Property Management to lead the day-to-day operations of our property management division. This is a hands-on leadership position responsible for driving operational performance, developing the property management team, improving processes, and ensuring our properties are managed efficiently and professionally.
The ideal candidate is a self-motivated, organized, detail oriented, and strategic leader who can balance big-picture thinking with attention to detail. This individual must be comfortable managing multiple priorities, solving problems, holding teams accountable, and communicating effectively with owners, tenants, vendors, and employees.
Key Responsibilities
- Oversee the daily operations of the property management department and ensure consistent execution of company standards.
- Lead and develop property managers, leasing staff, maintenance personnel, and administrative team members.
- Establish clear expectations, performance standards, and accountability measures for the property management team.
- Monitor leasing activity, occupancy, tenant retention, delinquencies, collections, maintenance, and overall property performance.
- Develop strategies to improve occupancy, reduce delinquency, increase tenant satisfaction, and maximize property performance.
- Oversee maintenance operations, including work orders, preventative maintenance, vendor relationships, property conditions, and response times.
- Review and improve property management processes, systems, and procedures to create a more efficient operation.
- Monitor financial performance and work closely with accounting to ensure accurate reporting, collections, budgets, and property-level profitability.
- Assist with developing and implementing annual operating budgets and performance goals.
- Handle escalated tenant concerns and complex issues with professionalism and sound judgment.
- Ensure compliance with applicable federal, state, and local laws, regulations, lease requirements, and company policies.
- Evaluate vendor performance and negotiate services and pricing when appropriate.
- Conduct regular property and operational reviews to identify opportunities for improvement.
- Provide leadership with regular updates regarding operational performance, challenges, and opportunities.
- Identify problems before they become larger issues and develop practical solutions.
- Support growth initiatives, new property onboarding, and the development of scalable property management practices.

- Strong understanding of leasing, tenant relations, collections/delinquencies, maintenance, and property operations.

- Proficiency with property management and operational software, with the ability to quickly learn and become proficient in new systems.
