About the Role
We're seeking an energetic, customer-focused, and results-driven Property Manager to oversee the daily operations of one of our self-storage facilities.
This role combines operations, sales, customer service, marketing, and leadership. You'll have the opportunity to make a measurable impact on the property's success while working with a team that values operational excellence, accountability, and continuous improvement.

What You'll Do
Facility Operations
- Maintain a clean, safe, and professionally maintained facility through regular inspections.
- Ensure all buildings, grounds, landscaping, security systems, gates, and equipment remain in excellent condition.
- Coordinate maintenance projects and vendor relationships to quickly resolve property issues.
- Conduct routine operational audits to maintain company standards.
Customer Experience & Leasing
- Deliver exceptional customer service to both prospective and existing tenants.
- Conduct property tours and convert inquiries into rentals.
- Manage move-ins, move-outs, lease agreements, and tenant accounts.
- Resolve customer concerns professionally while creating long-term customer loyalty.
Revenue & Financial Performance
- Maximize occupancy through proactive leasing and follow-up.
- Execute revenue management strategies and pricing initiatives.
- Minimize delinquency through consistent collections and customer communication.
- Process payments accurately and maintain financial accountability.
- Monitor budgets, expenses, and key performance metrics.
Team Leadership
- Recruit, train, coach, and develop onsite team members.
- Foster a culture of accountability, professionalism, and exceptional customer service.
- Coordinate contractors and vendors to ensure quality work and timely completion.
Marketing & Business Development
- Drive occupancy through local marketing initiatives and community outreach.
- Develop referral relationships with apartment communities, businesses, real estate professionals, and local organizations.
- Promote U-Haul rentals and other ancillary revenue opportunities.
- Monitor competitors and recommend pricing and promotional strategies.
Operational Excellence
- Ensure compliance with company policies, SOPs, and safety procedures.
- Identify opportunities to improve operational efficiency and customer satisfaction.
- Respond effectively to emergencies and unexpected operational issues.
- Continuously look for ways to improve the property's overall performance.
What We're Looking For
- Proven leadership experience in self-storage, multifamily, hospitality, retail, property management, or a similar customer-focused management role.
- Strong sales and customer service skills.
- Excellent communication and relationship-building abilities.
- Highly organized with strong attention to detail.
- Comfortable managing multiple priorities in a fast-paced environment.
- Financially minded with experience managing budgets, collections, and operational performance.
- Proficient with computers and willing to learn property management software.
- High level of professionalism, integrity, and accountability.
- Spanish speaking is a plus, but not required.
