About the Role
Rivercrest Partners works with California educational institutions to help them realize the full potential of their underutilized and surplus real estate, with a focus on the development of workforce housing for public educators. We are seeking a highly motivated individual to work with our firm in the role of Project Manager or Development Analyst. This individual will work with the principals of the firm to provide strategic real estate advice and development management to educational institutions across the state. The role includes hands-on experience with all phases of the real estate development process, from feasibility studies, conceptual design and entitlements through construction, lease-up, and operations. The ideal candidate will have strong analytical and financial skills, and a demonstrated passion for real estate development and housing.
Key Responsibilities
Project Execution (80%)
- Collaborate with clients to understand project goals and objectives; develop real estate and funding strategies to meet those goals.
- Conduct financial analysis to assess the feasibility and returns of potential development projects; evaluate alternative scenarios.
- Working with consultant teams and firm Principals, prepare project budgets (including both hard and soft costs) and project schedules.
- Assist in the management of projects from initial due diligence and conceptual design, programming, community engagement, and planning approvals through contractor selection, construction, lease-up, and asset management.
- Coordinate with all team members, including clients, architects, contractors, government agencies, and community organizations.
- Provide support in negotiating consultant contracts, leases, and other agreements related to real estate development projects.
- Maintain knowledge of current market trends, regulations, and best practices in real estate development, and apply this knowledge to improve project outcomes.
- Help prepare materials for and actively participate in meetings, presentations, community engagement meetings, and other project-related activities.
Business Development (20%)
- Source, evaluate, and respond to new business opportunities, including identifying relevant public agency RFPs/RFQs and drafting proposals.
- Assist the principals of the firm in preparing materials for and attending interviews for new business opportunities.
- Help represent the firm at conferences and industry events.
Qualifications
Required
- Bachelor's degree in real estate, economics, business, city/urban planning, public policy, architecture, or related field.
- 2-5 years of experience (Project Manager) or 0-2 years of experience (Analyst) in real estate development, investment, planning, land use law, architecture, or construction – with an interest in multifamily housing development.
- Strong analytical and financial skills with proficiency in financial modeling using Excel.
- Excellent verbal and written communication skills; ability to clearly communicate through written/visual mediums including memos, PowerPoint slides, and research reports.
- Ability to work with high levels of independence and autonomy, while also being a strong team player.
- High degree of organization and detail-orientation, with the ability to effectively track and prioritize various projects and competing deadlines.
- Familiarity with real estate market trends and dynamics across California, with a particular focus on the Bay Area.
Preferred
- Familiarity with state housing legislation including density bonus law, CEQA, etc.
- Knowledge of real estate development processes, regulations, and best practices.
- Experience identifying affordable and middle-income funding sources; familiarity with inclusionary housing ordinances and area median incomes.
- Familiarity with multifamily building typologies and construction methods, including off-site construction and prefabrication.
- Proficiency using tools such as AutoCAD, Adobe InDesign, and Adobe Photoshop.

We have active projects across the state, and we are looking for an individual who can support our projects and grow with us. The Principals of the firm work remotely from Oakland. This position requires periodic in-person meetings and travel for consultant/client meetings and public agency hearings (typically ~10% of the time).

Pay: $100,000.00 - $110,000.00 per year
