We are seeking a proactive and versatile Maintenance Technician / Handyman / Landscaper.

THIS IS A PART TIME POSITION, 8 HOURS A WEEK. PAY IS FIXED AT $25/HR AS AN INDEPENDENT CONTRACTOR. Sites are located in Richardson, TX and Parker TX.
Role will be responsible for property maintenance of properties in Richardson and Parker (Residential buildings).
Responsibilities include: Maintaining the functionality, safety and aesthetic appeal of our buildings and equipment.
Duties
- Perform routine maintenance and repairs on building interior systems, including HVAC units, electrical equipment, plumbing systems, and facilities equipment.
- Conduct troubleshooting using schematics and technical manuals to diagnose issues accurately.
- Repair or replace electrical components using hand tools and electrical testing devices such as ohmmeters.
- Maintain building interiors through painting, carpentry, drywall repair, and other handyman tasks to uphold aesthetic standards.
- Support plumbing system maintenance including leak repairs, pipe replacements, and fixture servicing.
- Provide excellent customer service by responding promptly to maintenance requests from staff or tenants.
- Maintain detailed records of maintenance activities, inspections, repairs, and parts inventory for accountability.
- Landscaping including mowing of lawn, weeding, applying appropriate fertilizer/chemicals as needed, pruning hedges/shrubs as needed to maintain aesthetic appeal, placing mulch, repair of sprinkler systems, etc.
- Plant Care Expert: Water, fertilize, trim, and maintain indoor and outdoor plants to keep them lush and healthy.
- Attention to Detail: Identify and remove damaged or unattractive foliage, keeping plants and their surroundings clean and appealing.
- Pest Protection: Monitor for pests and diseases, and take action to ensure plants remain in top condition.
- Strong mechanical knowledge with hands-on experience in building maintenance tasks.
- Proficiency in electrical work including repair of electrical equipment and understanding of schematics.
- Experience with HVAC system repair, troubleshooting, and routine maintenance practices.
- Skilled in plumbing system maintenance and repair techniques.
- Ability to operate hand tools effectively such as screwdrivers, wrenches, drills, saws, etc., along with specialized tools like ohmmeters.
- Competence in residential painting and general carpentry tasks to support interior upkeep projects.
- Excellent communication skills in English for clear reporting and collaboration with team members or clients.
Pay: $25.00 per hour
