This position maintains rental properties and performs preventative maintenance and repair tasks on buildings, grounds and equipment. The ability to demonstrate fundamental knowledge of basic heating, carpentry, painting, plumbing, and electricity in performing assigned work tasks. Perform unit cleaning, rehabilitation, preparation, and other corrective and preventive maintenance tasks.
Essential Job Functions
- Perform unit turnover duties such as cleaning and sanitation of fixtures, appliances, cabinets, and floors, painting of interior and exterior surfaces.
- Performs maintenance and repair tasks to heating and boiler systems such as draining expansion tanks, cleaning burners, checking water levels, and sealing pipe joints.
- Performs plumbing tasks such as changing faucet washers, stems, seats, and repairing toilets by changing tank bulbs, overflow tubes, and guide wires; locate water leaks, and repair or replace water lines.
- Performs electrical tasks such as resetting circuit breakers, replacing switches and receptacles and GFCI outlets, and replacing light fixtures.
- Inspect grounds, facilities, and equipment routinely to determine necessity for repairs or maintenance. Perform routine maintenance and repairs to grounds, facilities, and equipment.
- Performs building and grounds maintenance and repairs through the use of such tools and equipment as common hand tools, glass cutters, wrenches, pipe cutters, drain augers, shovels, rakes, lawn mowers, snow blowers, caulking guns, and trowels.
- Performs carpentary tasks such as replacement, installation, or repair of interior doors, bi-folds, cabinets, drawers, shelves, etc.
- Performs floor-tile patching installation by removing old tile, scraping down floor surface to remove old cement, applying cement or glue to floor surface and laying tile properly. Perform carpet installation and removal.
- Installation of rough framing, counter, vanities, windows and doors. Installation of drywall repair and patching drywall. Installing paneling, molding, studs, joists, decking, rafters, siding and soffit.
- Moving heavy objects such as refrigerators and stoves.
- Installation of appliances such as garbage disposal, refrigerator, stove. Repair or replace refrigeration condenser, compressor, relay switches, etc. Repair or replace stove burner elements, knobs, and power supply, etc.
- Prepare for and conduct building and unit inspections as required.
- Clears snow and ice from buildings and grounds by shoveling or by operating a snow plow or snow blower to ensure tenant safety.
- Performs maintenance of grounds by cleaning up debris, mowing lawns, raking grass and leaves, trimming shrubs and trees.
- Performs other related duties as required.
Required Knowledge, Skills and Abilities
- A candidate possessing an equivalent combination of training and experience equivalent to the above-required knowledge, skills, and abilities may be considered as qualified.
- Knowledge of practices, methods, materials, tools, and equipment used in building and grounds maintenance.
- Knowledge of heating, plumbing, carpentry, and electricity.
- Knowledge of occupational hazards and safety precautions of the work.
- Ability to use tools and equipment necessary to perform maintenance and repair tasks as outlined above.
- Ability to perform maintenance and repairs of buildings, grounds, and equipment.
- Ability to understand and follow written and oral instructions.
- Ability to perform minor heating, plumbing, and boiler repairs.
- Ability to prepare and organize documents and minor reports.
- Ability to establish and maintain effective working relationships with coworkers and residents.
Principal Accountabilities
- Ensures that assigned facility is kept clean, heated or cooled and presentable for tenants and public through maintenance of all equipment, housekeeping duties, maintenance of boilers, and constant maintenance and repair.
- Ensures that energy costs for operation of the facility are at a level efficient for day-to-day activities of the tenants.
- Ensures facility is properly secured in the evening and is promptly opened in the morning.
- Ensures that resident needs are met to the fullest possible extent.
Physical Requirements
- Ability to lift 50+ lbs. or handle a variety of appliances and items including refrigerators, sinks, counter tops, fan motors, etc. Ability to handle ranges and refrigerators using appliance hand trucks.
- Ability to operate a variety of power and hand tools used in the carpentry, electrical, and plumbing trades.
- Ability to kneel, crawl, stoop, and crouch in order to work in tight or cramped spaces such as attics and crawlspaces. Ability to work in these positions for extended periods of time.
- Ability to work in wet, damp, hot, cold, or dusty conditions for extended periods of time.
- Ability to work while standing for extended periods of time.
- Ability to climb a ladder in order to gain access to work areas.
Special and Safety Requirements
- Valid driver's license
- Ability to operate/drive a truck or van.
- Must be insurable and bondable
- Must be able to pass a physical, including drug screen test
- Must be able to pass a background check
- Must have no felony conviction in last 7 years; and have no history of drug-related criminal activity or violent criminal activity.
- Must wear appropriate personal protective equipment (PPE) while on the job (i.e. gloves, eye protection, back braces, face shields, etc.)
- Must wear back brace/safety belts as required.
Minimum Education, Training, and/or Experience
- Ability to read instructions and write reports of jobs performed.
- High School graduate or GED equivalent.
- Three (3) years previous experience in building and grounds maintenance and repair.
