JOB SUMMARY
A small local property management firm is seeking a dedicated and experienced Maintenance Manager to work with our property management team and property owners to implement small tasks to large projects for our residential and commercial properties. The ideal candidate will possess strong construction skills, project management experience and strong verbal and electronic communication skills. You definitely need to know your way around a toolbox and possess good bi-lingual (Spanish/English) speaking and written skills is required as you will be interfacing with our in-house cleaning and maintenance staff and venders. This job will initially be part-time, 20-25 hours per week however could grow into a full-time position with the right candidate and skill set.
Responsibilities:
- Manage the backlog of maintenance projects (~75), including daily updates on open issues, task progress and vender management
- Develop, implement and maintain preventative maintenance schedules, projects and tasks
- No set schedule or working hours, you manage your own schedule meet the customer's expectation, keep the team informed and satisfied; some weekend work and after-hours emergency response required
- Daily remote monitoring of property systems, HVAC systems, network/low voltage systems, utilities and security systems
- Hourly recording of time by project and customer; manage and track project budgets and vender budgets
- Participate in on-call rotations for after-hours and emergencies
- Available for communications with team, customers and vendors by SMS/text, email and phone
Qualifications:
- Bilingual in Spanish and English required -- must be able to speak, read and write fluently in both languages
- 3+ years of proven experience in commercial and/or residential maintenance, facilities management, construction, or related trade
- Working knowledge of general building systems (plumbing, electrical, HVAC, carpentry, drywall, painting)
- Physical ability to perform hands-on repair work, using and climbing ladders, lifting heavy weight
- Strong organizational skills with attention to detail in managing multiple properties/projects simultaneously
- Ability to work independently as well as part of a team in an often hectic and fast paced environment
- Must have a Colorado driver's license and clean driving record
- Employees must submit to backgrounds checks when required by our customers
- Spanish speaking and writing skills is a must
