About the Opportunity
We are seeking a highly organized and customer-focused Leasing Coordinator / Administrative Assistant to support the day-to-day operations of an affordable housing community. This role is ideal for someone with prior Low-Income Housing Tax Credit (LIHTC) experience who enjoys balancing administrative responsibilities, resident interactions, leasing support, and compliance.

This position serves as the administrative backbone of the property, ensuring leasing activities, resident files, certifications, and office operations are completed accurately and efficiently.
Key Responsibilities
- Serve as the first point of contact for prospective and current residents, providing professional and responsive customer service.
- Coordinate leasing activities including scheduling tours, conducting property tours, preparing lease documents, processing applications, and coordinating move-ins and move-outs.
- Process rental applications, maintain waiting lists, and ensure all applicant documentation is complete and compliant.
- Assist with LIHTC (Low-Income Housing Tax Credit) eligibility determinations, income certifications, annual recertifications, and compliance documentation.
- Review and maintain resident files to ensure compliance with LIHTC, Fair Housing, and company policies.
- Maintain accurate electronic and physical resident records.
- Prepare notices, correspondence, reports, and other administrative documents.
- Answer phones, respond to emails, and assist residents with questions regarding leases, rent payments, maintenance requests, and community policies.
- Coordinate with maintenance staff to ensure resident work orders and follow-up are completed promptly.
- Assist with rent collection, payment processing, and general office administrative functions.
- Monitor lease expirations and prepare renewal documentation.
- Support compliance audits, file reviews, and state agency inspections.
- Order office supplies, maintain organized records, and support overall office operations.
- Assist the Property Manager with administrative projects and day-to-day operational needs.
Qualifications
- 2+ years of leasing, property management, or administrative office experience.
- Previous experience working in a LIHTC (Low-Income Housing Tax Credit) community is required.
- Knowledge of affordable housing programs such as Section 8, HUD, Rural Development (RD), or HOME is highly desirable.
- Strong understanding of Fair Housing regulations and affordable housing compliance.
- Excellent organizational skills and attention to detail.
- Outstanding customer service and interpersonal communication skills.
- Ability to manage multiple priorities in a fast-paced office environment.
- Proficiency with Microsoft Office, including Word, Excel, and Outlook.
- Experience using property management software such as Yardi, OneSite, RealPage, Rent Manager, or similar systems is preferred.
- High school diploma or equivalent required; additional education is a plus.
