Position Overview
The Preconstruction Manager will lead the preconstruction phase for commercial construction projects, driving estimating, budgeting, scope development, and client-facing deliverables to secure profitable work. This role partners with design teams, operations, and subcontractors to shape constructible solutions through value engineering, risk analysis, and clear communication, with particular emphasis on CMR and Design-Build project delivery methods.
Key Responsibilities

Lead the full preconstruction process from conceptual estimating through final pre-bid deliverables, ensuring alignment with owner, design, and operations objectives.

Develop accurate, competitive estimates and detailed cost models for conceptual, schematic, and design development phases.

Manage scope development, assumptions, schedules, and risk registers while documenting basis of estimate and cost-saving opportunities.

Coordinate and facilitate design reviews and value engineering sessions with architects, engineers, and trade partners to optimize constructability and cost.

Prepare and deliver client-facing presentations, proposals, and preconstruction reports that clearly communicate approach, cost drivers, and recommended solutions.

Oversee subcontractor qualifications, bid solicitation, and analysis; build and maintain a network of reliable trade partners.

Collaborate closely with project managers and field leadership to ensure smooth transition from preconstruction to construction, including execution plans and procurement strategies.

Drive continuous improvement of preconstruction workflows, templates, estimating tools, and best practices.

Ensure compliance with contractual requirements, owner expectations, and company standards for CMR and Design-Build delivery.

Mentor and guide junior estimators and preconstruction staff, promoting professional development and consistent estimating methodologies.
Qualifications

Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field; equivalent experience considered.

7+ years of progressive experience in preconstruction or estimating for commercial construction, with demonstrable success in CMR and Design-Build projects.

Proven estimating skills across conceptual through detailed phases and strong familiarity with cost modeling and takeoff processes.

Client-facing experience with excellent presentation, negotiation, and relationship-management skills.

Proficient with common estimating and construction software (e.g., spreadsheet estimating, takeoff tools, cost databases; familiarity with Procore, Bluebeam, Sage/Timberline or similar is a plus).

Strong understanding of construction means and methods, scheduling, constructability reviews, and value engineering principles.

Excellent written and verbal communication skills, with the ability to prepare clear deliverables and executive summaries for owners and stakeholders.

Demonstrated leadership and team collaboration skills; experience mentoring junior staff.

Professional certifications such as CCM, LEED, or PMP are a plus.

Ability to manage multiple priorities, meet deadlines, and travel to project sites and client meetings as required.
