Position Overview
Family Heirloom Storage is seeking a dependable, self-motivated Multi-Site Maintenance Technician / Handyman to help maintain the appearance, safety, cleanliness, and day-to-day operation of several self-storage properties throughout Georgia and South Carolina.
This is a hands-on position that includes lawn care, property upkeep, unit preparation, routine inspections, and light maintenance and repairs. The employee will regularly travel between assigned properties and will be expected to organize their schedule, complete assigned work efficiently, and communicate property concerns to management.
The ideal candidate is mechanically inclined, dependable, comfortable working independently, and takes pride in keeping properties clean, safe, and professionally maintained.
Primary Responsibilities
Lawn Care and Property Appearance
· Mow, trim, edge, and maintain lawns and landscaped areas.
· Perform weed control, leaf removal, seasonal cleanup, and storm debris cleanup.
· Keep parking lots, driveways, sidewalks, entrances, fence lines, and common areas clean.
· Remove trash, weeds, limbs, and other debris from properties.
· Maintain a clean, attractive, and professional appearance at every assigned location.
· Report drainage, erosion, tree, pavement, fencing, or landscaping concerns to management.
Property Maintenance and Repairs
· Perform routine maintenance and minor repairs at multiple self-storage properties.
· Inspect properties regularly and identify maintenance, safety, security, and appearance issues.
· Repair or adjust roll-up doors, latches, unit hardware, fencing, gates, signage, and other facility components.
· Perform basic plumbing, electrical, drywall, painting, carpentry, and minor concrete repairs within the employee’s skill level.
· Replace light bulbs, fixtures, signs, locks, latches, weather stripping, and other property hardware.
· Troubleshoot minor gate, access-control, lighting, and facility equipment problems.
· Clean out all gutters and downspouts on a regular basis
· Notify management when a repair requires a licensed contractor or specialized vendor.
· Meet outside vendors at properties when requested and confirm that assigned work has been completed.
Storage Unit and Facility Support
· Inspect, and photograph units after move-outs.
· Perform authorized lock cuts and overlock removals according to company procedures.
· Assist with securing damaged doors, gates, fencing, or units when necessary.
· Respond promptly to urgent maintenance issues and storm-related property concerns.
· Help maintain maintenance tools, lawn equipment, supplies, and replacement parts.
· Monitor supply inventory and notify management when materials or equipment need to be ordered.
Inspections and Reporting
· Complete routine property inspection checklists.
· Report safety concerns, property damage, unauthorized dumping, water leaks, lighting failures, gate problems, and other issues promptly.
· Maintain a record of work completed, supplies used, and unresolved maintenance needs.
· Communicate regularly with property managers and company leadership.
· Identify small problems early before they become costly repairs.
Qualifications
· Previous experience in general maintenance, handyman work, construction, landscaping, apartment maintenance, commercial property maintenance, or a similar field.
· Experience operating lawn-care equipment, power tools, and basic maintenance equipment.
· General working knowledge of carpentry, painting, plumbing, electrical repairs, and property upkeep.
· Ability to diagnose basic maintenance issues and determine when professional assistance is needed.
· Ability to work independently and manage assignments across multiple locations.
· Strong time-management, organization, and problem-solving skills.
· Dependable, punctual, and able to complete work without constant supervision.
· Valid driver’s license and acceptable driving record.
· Will use own truck but will provide equipment and pay for fuel and equipment needs.
· Reliable transportation or ability to operate a company-provided vehicle, depending on company policy.
· Ability to safely lift and carry up to 75 pounds.
· Ability to bend, climb ladders, use hand and power tools, and work outdoors in hot, cold, wet, or other changing weather conditions.
· Ability to travel regularly throughout the assigned Georgia and South Carolina service area.
Preferred Experience
· Commercial property, apartment, or self-storage maintenance experience.
· Familiarity with roll-up storage doors and storage-unit hardware.
· Basic knowledge of gate operators, keypads, access-control systems, cameras, and facility lighting.
· Experience performing landscaping and operating commercial mowing equipment.
· Experience coordinating repairs with contractors or outside vendors.

Additional Position Requirements
This position requires frequent travel between assigned properties. The selected candidate must be comfortable spending a significant portion of the workweek driving between locations and working outdoors.
