The person will be responsible for all day-to-day operations of a residential property portfolios of single-family homes.
This is a true hands-on position.
Property Manager will have to work independently and be frequently out-and-about, supervise, motivate and coordinate contractors, must understand all aspects of the tenant/owner life cycle, maintain and enhance customer relationships as well as meet organizational and operational objectives.
In addition – must:
- have reliable transportation; job involves going out to properties ;
- be able to work under a lot of pressure and at a fast pace environment;
Responsibilities:
- Provide overall management of the Owner and Tenant life cycle.
- Screen applications and find suitable renters for properties.
- Act as point of contact for tenants and resolving issues as received.
- Develops rapport with residents through timely communication and professional interaction.
- Complete lease agreements.
- Oversees Accounts Receivable, ensuring rents and all other applicable fees are billed and collected. Ensures that collection and demand notices are generated, delivered and/or posted as required by local laws.
- Initiates and oversee eviction process: ability to remove tenants amicably, as well as working with attorneys if needed to ensure timely removal from property.
- Manage ‘service-calls’ and tenant issues: ensuring maintenance calls are attended to. Oversees all service calls for timeliness and workmanship. Differentiate between services at owner’s expense and at tenant’s expense.
- Identify and recommend (and negotiate with) contractors, handymen, professionals and service providers.
- Responsible for ‘rental turnarounds’ to make available for next renter by conducting move-in/move-out inspections. Conduct move out and move in reconciliation.
- Maintain property files and tenant/owner information in an orderly manner.
- Locate properties for purchase and visit potential properties; ability to assess amount of work required in order to render property rent-ready.
Qualifications:
- Strong negotiation, problem solving, communicative and conflict resolution skills required.
- Resourcefulness.
- Ability to handle multiple tasks in an organized and efficient manner.
· Must be a self -starter and self- disciplined
· Enjoy dealing with people
· Customer Service experience required.
- Management experience required.
- Property Management or Real Estate experience preferred.
- In-depth knowledge of MS Office Software.
- Experience with property management software and an intermediate level of Microsoft Word and Excel.
- Must be extremely detail oriented and able to perform well with inter-crossing deadlines.
- Current with relevant technology trends.
- Ability to work full weeks Monday-Saturday; a deal with emergencies over weekend.
- Good supervisory, communication, and problem solving skills.
Job Types: Full-time, Contract
Pay: $61,083.91 - $64,691.85 per year
