Job Overview
We are seeking a dependable and experienced On-Site Maintenance Technician to support a managed condominium community three days per week at one primary location. This role supports community standards, asset protection, and timely maintenance response.
Qualified candidates may work up to six days per week assisting service technicians at other local properties.
Responsibilities
- Daily & Routine Community Maintenance:
- Inspect clubhouse bathrooms and locker rooms; clean and restock as needed
- Monitor and remove trash throughout the community
- Seasonal pool area clean-up and inspection (summer)
- Grounds maintenance including debris and small branch removal
- Complete assigned maintenance work orders
- Building & Infrastructure Maintenance:
- Replace light bulbs and service common area fixtures and sensors
- Minor concrete repairs and asphalt cold patching
- Wood and shutter replacement (non-paint cycle buildings), touch up painting
- Gutter and downspout repairs and bi-annual cleaning
- Tuckpointing, siding repairs and blown-off shingle replacement
- Roof raking
- Street sign maintenance
- Shrub removal
- Interior & Unit Maintenance:
- Drywall repairs (prime-ready finish)
- Pest control spraying (bees, ants, etc.)
- Inspect units and determine vendor needs
- Community Operations & Compliance:
- Clubhouse setup/teardown for annual meeting
- Tag vehicles for illegal parking or expired registration
- Seasonal Duties (November through Thanksgiving week):
- Install Clubhouse holiday decorations
- Install holiday lights on boulevard trees and entrances (remove and store after New Years)
Qualifications
- Property management or maintenance experience preferred
- Working knowledge of basic plumbing, electrical, drywall, painting, and carpentry
- Ability to work independently and follow management direction
- Effectively manage multiple tasks and projects
- Good driving record with reliable transportation
- Clear communication with residents, management team and other team members in person and utilizing smartphone and various applications: text, email, Facetime, etc
- Customer service mindset
- Ability to diagnose and troubleshoot issues effectively
Schedule
- Three days per week at one assigned community
- Additional two-to three days per week for qualified candidates assisting at other communities
