Position Overview
We are seeking an experienced Sales Director to lead and grow the new-home sales organization for a fast-moving residential builder. This leader will develop and execute sales strategy, drive revenue and margin performance, build high-performing sales teams, and partner closely with marketing, production, and design to deliver exceptional customer experiences and strong close rates across spec, quick-move-in, and presale communities.
Key Responsibilities

Define and implement the sales strategy and annual sales plan to achieve revenue, margin, and absorption targets across product lines and communities.

Lead, coach, and develop a team of area sales managers, community sales consultants, and closing coordinators; set clear goals, KPIs, and accountability.

Manage the full sales lifecycle from lead generation and model home presentations through contract negotiation, closing, and customer onboarding.

Collaborate with marketing to optimize lead generation, digital presence, show homes, community events, and incentives to maximize traffic and conversion.

Partner with construction, purchasing, and operations teams to align product availability, delivery timelines, options/pricing, and trade partner coordination.

Analyze market conditions and competitor activity to inform pricing, product positioning, and product mix decisions within communities.

Oversee CRM usage, pipeline management, forecasting, and weekly/monthly reporting to senior leadership; ensure accurate sales analytics and projections.

Design and implement training programs for sales staff on sales process, product knowledge, compliance, and customer service best practices.

Manage customer relationships and the overall buyer experience, including warranty and after-sales processes to maintain high customer satisfaction and referral rates.

Recruit, interview and hire top sales talent; create compensation plans and incentive structures that drive performance and retention.
Qualifications

8+ years of progressive sales experience in residential construction or home building, with at least 3 years in a leadership or director-level role.

Proven track record of meeting or exceeding revenue and margin targets in a production or community homebuilding environment.

Strong knowledge of new-home sales processes including model home sales, spec/inventory management, presales, and option/pricing strategies.

Demonstrated experience building and managing high-performing sales teams, coaching managers and individual contributors.

Excellent negotiation, presentation and interpersonal skills with the ability to build relationships with customers, trade partners and internal stakeholders.

Experience with CRM systems (e.g., Salesforce, Buildertrend, or similar) and strong analytical skills for forecasting and reporting.

Comfortable working cross-functionally with construction, product development, marketing and finance to drive results.

Bachelors degree in Business, Marketing, Construction Management or related field preferred; equivalent combination of education and experience accepted.

Valid drivers license and ability to travel between communities as required.

Nice-to-have: deep local market network, experience with P&L responsibility, bilingual skills, and certifications or training in construction or real estate sales.
