A residential community in West Maui is seeking a dedicated, hands-on Site Manager to oversee the daily operations and long-term preservation of a multi-building property. This is a vital leadership role for a professional who takes pride in maintaining a safe, pristine, and welcoming environment for a discerning community of residents.
The ideal candidate is an initiative-taking "working supervisor" who balances technical maintenance expertise with refined administrative skills.
Core Responsibilities
- Property Stewardship: Perform regular, comprehensive inspections of buildings and grounds to ensure the property meets the highest standards of maintenance and safety.
- Operational Oversight: Establish and manage schedules for recurring maintenance, special projects, and administrative tasks.
- Contractor Management: Serve as the primary point of contact for all third-party vendors, including landscaping, pest control, refuse, and major repair contractors, ensuring all work aligns with association standards.
- Compliance & Safety: Ensure the property remains in full compliance with governing documents, fire codes, and local regulations. Act as the liaison for emergency services and insurance representatives.
- Reporting & Communication: Provide the Board of Directors and Management Executive with clear, professional updates through daily activity logs and comprehensive monthly reports. Participate in regular Board meetings.
- Resident Relations: Address and resolve resident inquiries or violations with a firm, professional, and neighborly approach, maintaining the quiet enjoyment of the community.
Leadership & Supervisory Duties
- Fostering a culture of excellence and a "zero-injury" safety environment.
- Provide ongoing performance feedback and ensure all vendors and contractors adhere to site protocols.
Qualifications & Requirements
- Experience: Minimum of 2 years in condominium association management and building maintenance.
- Technical Skills: Proficiency in Microsoft Office (Word/Excel) and digital communication tools is essential for reporting and record-keeping.
- Physical Proficiency: Ability to perform active site walks, climb ladders for building inspections, and lift up to 50 lbs. as needed.
- Availability: While primarily a 40-hour work week, the nature of this property requires the Manager to be on-call 24/7 for emergencies.
- Integrity: Must demonstrate high discretion and the ability to handle confidential Board and owner matters with absolute professionalism.
Compensation & Benefits
- Salary Range: $80k - $90k (Commensurate with experience)
- Benefits: Comprehensive package included.

Pay: $80,000.00 - $90,000.00 per year
