Opportunity
We are seeking an experienced Part-time Property Maintenance Technician to join our team for approximately 16 hours per week. This role is responsible for completing residential work orders across our properties in Grafton, North Dakota, including routine maintenance and repairs involving HVAC, painting, carpentry, electrical, plumbing, and more.
Key Responsibilities

Complete assigned service requests for repairs and upkeep, including HVAC, plumbing, electrical, appliances, carpentry, flooring, and general maintenance; recommend repair or replacement as appropriate.

Perform all work professionally, safely, and with a clean finish.

Ensure construction and repair projects are completed on time and to quality standards.

Provide input on property improvements for budget planning and prioritization.

Attend site meetings as needed and communicate status, needs, and next steps.

Maintain interior and exterior building and grounds appearance, including debris and weed removal, and report maintenance needs promptly.

Participate in ongoing training to maintain required knowledge and skills.

Use required safety equipment and follow established safety procedures.

Complete special projects and other duties as assigned.
Qualifications

Provide your own hand tools and have a valid driver’s license, reliable vehicle, and vehicle insurance.

Work a rotating on-call schedule for evenings/weekends and, as needed, occasional extended hours.

Work independently, organize priorities, follow procedures, and complete tasks with minimal supervision.

Communicate effectively and work well with a diverse group of residents, coworkers, and vendors.

Travel between multiple sites/locations as required.
Education & Experience

High school diploma (or equivalent) and 1–2 years of related experience/training preferred; an equivalent combination of education and experience will be considered.

Preferred skills: HVAC and general residential maintenance.

Preferred certifications (a plus): EPA Universal, boiler license, and/or pool certification.
Work Environment & Physical Demands

Work is performed outdoors at times, with exposure to cold, rain, wind, and other weather conditions typical for the location.

Noise levels are typically moderate.

Regularly lift 20–50 lbs; occasionally lift up to 100 lbs.

Frequently walk, bend, stretch, stoop, lift, and reach.
