Core Responsibilities
As a Sales Counselor, you will fully own and drive the sales lifecycle within your assigned community:
- Sales Execution: Manage the entire sales process from initial walk-in through closing, including conducting community/homesite tours and facilitating the mortgage process. Guide buyers through the new home sales process with expertise.
- CRM & Data Integrity: Maintain absolute data integrity in the CRM for every prospect and appointment by the end of each working day.
- Strategic Outreach & Launch: Initiate and execute two (2) SAMIs (Strategic Action Marketing Initiatives) per month to build local brand awareness, tap into the Realtor community, and drive organic traffic to our new Greenville locations.
- Community Leadership: Maintain advertised model hours at all times. Oversee the community and model homes to ensure they meet the highest showcase-ready standards. Shape builder decisions through strategic, expert-level community management.
- Professional Development: Actively participate in continuous training to sharpen your sales skills, product knowledge, and mastery of our launch processes.
Key Performance Indicators (KPIs)
- Achieving Sales Plan: 100% achievement of monthly and quarterly sales/closing targets.
- Customer Experience: Achieve a 95%+ or higher Customer Experience / Perceived Client Value rating.
- Market Mastery: 100% completion of monthly competitor visits and integrated CMAs (Comparative Market Analyses) to stay ahead of the local Greenville market.
- RMC Capture Rate: Maintain an 85% mortgage capture rate with RMC.
Minimum Requirements
- Availability: Must work onsite; weekends are required.
- Experience: 2+ years in sales, customer service, or real estate with a consistent record of high performance. New home sales or new community launch experience is a strong plus.
- Skills: Excellent communication, relationship-building, adaptability, and an entrepreneurial mindset suited for a new market launch.
- Tech-Savvy: Proficient in utilizing presentation software platforms and CRM systems; comfort with AI-driven tools is a plus.
- Education/License: Bachelor's degree preferred; must obtain a South Carolina real estate license during training if not already licensed.
- Logistics: Reliable transportation, a valid driver’s license, and active liability insurance on your vehicle.
