Peak Communities is looking for a dependable, hands-on Maintenance Technician to support two well-maintained manufactured housing communities in Princeton and McKinney, Texas.
This position is based primarily in Princeton, with scheduled support at our McKinney community a couple of days each week. The properties are located approximately 30 minutes apart, allowing you to work within a manageable service area while making a direct impact on the appearance and overall resident experience of both communities.

What You'll Be Doing
Community Maintenance & Grounds
- Maintain clean, attractive grounds and common areas
- Pick up litter and debris throughout the community
- Inspect and maintain signage, fencing, playgrounds, mailbox areas, and amenities
- Operate lawn and landscaping equipment
- Assist with pressure washing and community improvement projects
Resident Service & Repairs
- Complete resident work orders professionally and timely
- Troubleshoot and perform minor repairs
- Perform basic plumbing, electrical, drywall, painting, and carpentry work
- Coordinate larger repairs with management and vendors as needed
Home Inspections & Property Upkeep
- Conduct occupied home inspections
- Perform move-in and make-ready inspections
- Inspect vacant homes and lots
- Document maintenance concerns, lease violations, and repair needs
- Assist with home refurbishment and turnover projects
Preventative Maintenance & Safety
- Replace HVAC filters
- Test GFCI outlets and smoke detectors
- Inspect and maintain community facilities and amenities
- Identify safety hazards and recommend corrective action
- Maintain tools and equipment in safe working condition
Additional Responsibilities
- Deliver community notices to residents
- Support community compliance initiatives
- Assist with pool area maintenance and inspections
- Travel between Princeton and McKinney communities as scheduled
Required Qualifications
✅ Minimum 2 years of property maintenance experience in apartment, manufactured housing, single-family rental, commercial, or related maintenance environments
✅ Must own a basic set of hand tools required for daily maintenance work
✅ Valid driver's license with acceptable driving record
✅ Reliable transportation for travel between assigned communities
✅ Experience performing:
- Basic plumbing repairs
- Painting and drywall repairs
- General carpentry
- Preventative maintenance
- Handyman repairs
✅ Ability to work independently with limited supervision
✅ Strong work ethic with excellent attendance and reliability
✅ Ability to lift 50+ pounds and perform physically demanding work
✅ Comfortable working outdoors in Texas weather
✅ Ability to use a smartphone or tablet to manage work orders and inspections
Preferred Qualifications
- Manufactured housing community experience
- Apartment maintenance experience
- Make-ready or renovation experience
- Pool maintenance experience
- HVAC maintenance knowledge
- Experience operating mowers, trimmers, pressure washers, and power tools
- Bilingual English/Spanish skills

Pay: $22.00 - $25.00 per hour
