Director of Precon
We are seeking an experienced Director of Preconstruction to lead estimating, budgeting, and early project strategy for commercial and industrial construction projects across the Carolinas. This leadership role is responsible for overseeing all preconstruction efforts, managing a team, and partnering with clients from concept through contract.
The ideal candidate is both strategic and hands on, with deep experience in industrial, manufacturing, and commercial construction, and a strong ability to build client relationships and lead preconstruction operations.
Responsibilities:

Lead all preconstruction activities from conceptual budgeting through GMP and final pricing

Oversee estimating team performance, workload, and development

Develop accurate cost models, budgets, and value engineering solutions

Collaborate with owners, developers, engineers, and architects during early design phases

Guide project strategy including scheduling, logistics, and constructability

Manage subcontractor and supplier relationships and bid processes

Present budgets, proposals, and cost updates to clients and leadership

Support business development efforts through client interaction and early project involvement

Establish processes and best practices for consistent preconstruction delivery
Requirements:

10 or more years of experience in preconstruction, estimating, or project management

Proven leadership experience managing estimating or preconstruction teams

Strong background in industrial, manufacturing, or commercial construction projects

Expertise in conceptual estimating, GMP development, and value engineering

Ability to lead multiple large scale preconstruction efforts simultaneously

Strong client facing skills with experience supporting business development
Excellent communication, organization, and leadership abilities
