Capital Fund I is seeking a Pre-Underwriter to join our growing team. This employee will provide valuable insights underwriting process. Specifically, in the form of borrower prescreening, credit analysis, reviewing collateral, and participating in loan committees. The position serves as the first level of risk analysis by evaluating borrowers, properties, and loan requests before they move into formal underwriting and final credit approval.
The ideal candidate is analytical, detail-oriented, and comfortable making risk-based recommendations in a fast-paced environment. This role works closely with Sales, Underwriting, Credit, and Capital Markets to ensure loans meet internal lending policies and investor guidelines.
This is a position that has great potential for growth within Capital Fund 1.
Essential Duties & Responsibilities
1. Borrower Credit & Prescreening:
· Review and process borrower credit authorizations.
· Run Background checks.
· Pull and analyze Tri-Merge credit reports.
· Review borrower credit, background, experience, and overall borrower profile.
· Verify borrower past real estate projects.
· Identify elevated risk factors.
· Draft detailed prescreen notes and recommendations
2. Pre-Underwriting & Loan Due Diligence:
· Review purchase contracts for accuracy and completeness.
· Verify property information using county tax records and assessor websites.
· Determine flood zone status.
· Review budgets, leases, property photos, construction documents, and supporting documentation.
· Upload and organize all supporting documents.
· Maintain accurate loan files and documentation.
· Update all required notes, needs, and tasks within internal software systems.
· Identify guarantor/collateral risks affecting loan eligibility.
· Determine borrower loan qualification based on internal lending guidelines.
· Assist with lien searches, UCC filings, and document recording
3. Loan Committee Responsibilities:
· Participate in internal loan committee meetings.
· Present loan scenarios clearly and professionally.
· Summarize guarantor strengths, weaknesses, leverage, and collateral risks.
· Document loan committee discussions and recommendations.
Preferred Qualifications:
o Experience in mortgage lending, underwriting, credit analysis, or commercial real estate.
o Proficiency in Microsoft Excel, Word, and lending systems.
Pay: $45,000.00 - $50,000.00 per year
