Field Inspector

Reeves Realty & Property Management is seeking a dependable, organized, and self-motivated Field Inspector to join our growing property management team. This position is ideal for someone who enjoys working independently, spending time in the field, and helping ensure our properties are maintained to the highest standards.
Position Summary
The Field Inspector is responsible for conducting routine property inspections, documenting property conditions, identifying maintenance concerns, ensuring lease compliance, and serving as the eyes and ears of our property management team throughout York, Lancaster, and surrounding counties.
Responsibilities
- Perform move-in, move-out, and periodic occupied property inspections.
- Conduct exterior drive-by inspections of managed properties.
- Identify maintenance issues and submit detailed reports with photographs.
- Monitor properties for lease violations, safety hazards, and deferred maintenance.
- Verify completion and quality of vendor work.
- Install and remove lockboxes, signs, and notices when necessary.
- Coordinate access with tenants, owners, and vendors.
- Maintain accurate inspection records using property management software.
- Report urgent issues immediately to the Property Manager.
- Assist with other field-related tasks as assigned.
Qualifications
- High school diploma or equivalent.
- Valid South Carolina driver's license and reliable transportation.
- Clean driving record.
- Excellent attention to detail.
- Strong written and verbal communication skills.
- Comfortable using smartphones, tablets, and mobile applications.
- Ability to lift up to 40 pounds and walk properties in varying weather conditions.
- Ability to work independently while managing multiple daily assignments.
- Previous property management, maintenance, construction, or home inspection experience is preferred but not required.
