Skills Required: Communication, office and organizational skills combined with the ability to work independently, supervise maintenance personnel, and provide accurate documentation as required.
Job Expectations: The site manager is responsible for the total and successful operation of the apartment complex. This includes, but is not limited to the following duties:
Leasing the apartments, screening prospective residents in accordance with the Fair Housing Act and consistent with Crimson Management, LLC’s qualifying guidelines and maintaining the resident files.
Collecting the rents, security deposits and other amounts owing from future, current and former residents.
Supervising the maintenance/grounds staff, maintaining accurate records of repairs and preventive maintenance scheduling, making sure that all safety policies and procedures are adhered to, contributing to maintenance/grounds employee evaluations.
Handling resident relations, with special emphasis on resident retention. Timely posting of resident notices at resident units and at office.
Compile all information regarding (a) Resident Profile and Summary reports to be updated monthly, (b) Market Comparable Survey and Summary, to be updated monthly, (c) Traffic Reports to be updated weekly, (d) Occupancy/Vacancy Reports to be updated weekly.
Take a pro-active marketing stance regarding involvement in local and county civic organizations; develop contacts in area businesses, especially personnel and relocation departments and maintain an ongoing merchant/realtor/resident referral program.
Costs control and budget compliance. Resident and property file maintenance and archival.
Maintain a neat and clean leasing office, bathrooms, and common areas. The property and grounds must be always kept clean and in excellent condition. These may be assigned to the maintenance/grounds staff, but the responsibility rests with the site manager.
Pay is variable depending on experience. This is a part-time position approximately 20 hours/week.
