Job Summary
We are seeking a reliable, detail-oriented Onsite Resident Manager to oversee the daily operations of a self-storage facility. The selected candidate will be ensuring operational efficiency, customer satisfaction, and full compliance with applicable laws governing self-storage facilities.
The ideal candidate is organized, responsive, and capable of handling both administrative responsibilities and hands-on property oversight.
Key Responsibilities
Daily Operations
- Conduct regular walkthroughs of the property to ensure cleanliness, safety, and proper facility conditions
- Monitor security of the premises, including gate access, unit locks, and overall site activity
- Identify and report maintenance issues promptly; coordinate repairs as needed
Customer Service & Leasing
- Serve as the primary point of contact for tenants and prospective customers
- Process new rentals, transfers, and move-outs
- Maintain accurate tenant records and lease documentation
- Handle customer inquiries, concerns, and conflict resolution professionally
Rent Collection & Financial Duties
- Collect rent payments and apply them accurately within the system
- Follow up on delinquent accounts in a timely and consistent manner
- Issue notices and coordinate lien/auction processes when applicable
- Maintain daily financial records and prepare reports as required
Compliance & Legal Oversight
- Ensure all operations comply with California self-storage laws and applicable sections of the Business and Professions Code
- Follow proper procedures for lien sales, notices, and tenant communications
- Maintain organized documentation to support compliance and audits
- Maintain up-to-date knowledge of regulatory requirements affecting storage operations
Administrative Responsibilities
- Maintain organized records, logs, and reports
- Track occupancy, revenue, and delinquency
- Provide regular updates to corporate management on property performance
Compensation Details
- Hourly Pay: $25 per hour
- Incentives: Eligibility for performance-based bonuses tied to occupancy, collections, and operational performance
Qualifications
- Previous experience in property management, self-storage, or related field preferred
- Strong organizational and time management skills
- Ability to enforce policies consistently and professionally
- Experience with rent collection, delinquency management, and customer service
- Basic computer proficiency (email, property management software, data entry)
- Ability to respond to property needs as required

Physical Requirements

Additional Information
This is a hands-on role that requires a high level of responsibility and responsiveness. The site manager plays a critical role in maintaining the facility’s condition, enforcing policies, and ensuring smooth day-to-day operations.
Pay: $25.00 per hour
