Part-Time Property Manager & Customer Support Specialist

BriteLock Self Storage is hiring a Part-Time Property Manager & Customer Support Specialist to support our Pearland, Texas facility while assisting customers and operations across our self-storage portfolio in Colorado, Arizona, and Utah.
This position is ideal for someone who enjoys a predictable routine, follows processes well, and can effectively manage both on-site responsibilities and remote customer support. If you do not have prior property management experience in any asset class, please do not apply.
What You'll Be DoingFacility Operations & Site Audits
- Conduct routine walkthroughs of the Pearland facility.
- Verify unit lock status and overlocks.
- Inspect gates, lighting, fencing, signage, and overall property condition.
- Maintain curb appeal and report maintenance concerns.
- Monitor vacant units and facility readiness.
Customer Service & Leasing Support
- Assist walk-in customers with rentals, payments, and account questions.
- Answer inbound calls from tenants and prospects across multiple states.
- Respond to online inquiries and reservation requests.
- Complete rental agreements and move-in documentation.
- Support customers with account access, billing questions, and facility information.
Remote Portfolio Support
- Assist customers at BriteLock locations throughout Colorado, Arizona, and Utah.
- Support leasing activity, reservation follow-up, and lead conversion efforts.
- Process payments and account updates.
- Coordinate customer communications regarding access, billing, and general inquiries.
Delinquency & Collections
- Monitor delinquent accounts.
- Conduct collection calls, emails, and follow-up communications.
- Process overlocks and lien-related tasks in accordance with company policy and state regulations.
- Maintain accurate collection records and account notes.
Schedule & Work Environment
Location: Pearland, Texas
Hours: 16–24 hours per week
Schedule: Flexible part-time schedule based on facility needs and business demand.
Work Model: Hybrid role consisting of on-site facility responsibilities and office-based customer support functions.
Travel: No regular travel required.
What We're Looking ForRequired Qualifications
- Previous property management experience (self-storage preferred).
- Strong customer service and phone communication skills.
- Ability to multitask between walk-in customers, phone calls, and administrative duties.
- Comfortable working independently with minimal supervision.
- Strong organizational and time management skills.
- Basic computer proficiency and ability to learn new software systems.
Preferred Qualifications
- Self-storage industry experience.
- Collections experience.
- Call center or customer service background.
- Stable employment history with demonstrated reliability.
Additional Requirements
- Must pass a background screening prior to employment.
- Professional demeanor and strong attention to detail.
- Ability to follow established procedures and daily operational checklists.
