Local Santa Barbara construction company looking for an experienced project manager to join our team. Seeking someone with great communication, computer, and organizational skills. Must have an understanding of the construction process and know how to interpret plans/specs. In person postition. Someone local to SB, Ventura, or Santa Ynez valley areas preferred.

Roles and responsibilities
- Bidding and estimating
- Represent the company on pre-bid job walks ask pertinent questions and relay site visit
- information to other team members and trade contractors as required
- Analize plans and specs. Write scopes of work and assemble subcontractor bid packs. Issue
- invitation to bid. Follow up with calls
- Orchestrate and manage trade-contractor site visits
- Analyze trade-contractor estimates for scope accuracy and completeness
- Selecting, negotiating, contracting, and coordinating the work of sub-contractors
- Adhering to proper administration of construction contracts and contract documents
- Create and maintained project master schedule. Effectively manage weekly work output and meet project milestones
- Provide cost/ benefit analysis of building systems and provide value engineering input during the estimating process
- Reporting/updating to owners the progress of projects including any changes needed. Create, manage, and attend project OAC meeting. Distribute agendas and minutes
- Preparing RFI's and submittals. Manage/distribute and store project information
- Preparing and processing prime and subcontract change orders timely and accurately
- Supervising and supporting field staff
- Timely code job cost and prepare monthly invoicing for the accounting department
- Maintaining data and cost of projects. Review budget and schedule forecast with Company
- owner monthly
- Ensuring budget costs relating to wages, contractors, materials, and equipment aren’t exceeded.
- Manage material/equipment procurement. Approved purchase requests.
- Ensuring compliance with health, safety, and all other regulations.
- Project punch list and close out
Job Type: Full-time
Pay: $90,000.00 - $130,000.00 per year
