We are seeking an experienced and motivated Maintenance Director to lead all facility maintenance operations within our assisted living community. This critical leadership role ensures the safety, comfort, and well-being of our residents by maintaining building systems, infrastructure, and life safety equipment at the highest standards.
In addition to maintenance oversight, this position also serves as the direct supervisor for the Housekeeping and Laundry departments, ensuring a clean, sanitary, and well-maintained environment throughout the community.
The ideal candidate will bring strong expertise in facility maintenance, fire and life safety systems, and Washington State Assisted Living regulations (WAC 388-78A). This role requires a proactive leader who can manage preventative maintenance programs, oversee inspections, and ensure full compliance with state and local codes while fostering a safe, supportive environment for residents and staff.
Key ResponsibilitiesFacility & Maintenance Operations
- Lead and supervise the maintenance team to ensure timely repairs, preventive maintenance, and continuous operation of all building systems.
- Develop and manage preventative maintenance programs using TELS
- Maintain facility infrastructure including HVAC, plumbing, electrical, lighting, generators, and emergency systems.
- Perform routine and emergency repairs with minimal disruption to residents.
Housekeeping & Laundry Leadership
- Provide direct supervision of Housekeeping and Laundry staff, ensuring high standards of cleanliness, sanitation, and infection control.
- Establish and enforce cleaning protocols in accordance with health regulations and assisted living standards.
- Oversee laundry operations to ensure proper handling, cleanliness, and timely return of resident linens and personal items.
- Train and coach staff on safety procedures, proper chemical use, and quality standards.
- Conduct routine inspections of resident rooms, common areas, and laundry facilities to ensure compliance and quality.
Fire & Life Safety (Critical Focus)
- Ensure compliance with Washington Administrative Code (WAC 388-78A) and all applicable local, state, and federal regulations.
- Oversee inspection, testing, and maintenance of:
- Fire alarm systems
- Sprinkler systems
- Smoke detectors and pull stations
- Fire doors and emergency exits
- Emergency lighting and backup power systems
- Conduct regular fire drills in collaboration with staff and ensure proper documentation.
- Maintain accurate records of all inspections, certifications, and life safety compliance requirements.
- Identify and mitigate fire and safety hazards proactively.
Regulatory Compliance
- Ensure full compliance with assisted living licensing requirements and safety regulations in Washington State.
- Prepare for and participate in state inspections and audits.
- Maintain documentation required for compliance, including equipment logs, safety checks, and corrective actions.
Project & Systems Management
- Coordinate facility upgrades, renovations, and vendor-managed projects.
- Oversee contractors to ensure work meets safety and regulatory standards.
- Manage building automation systems, electrical panels (low voltage), and basic controls.
- Troubleshoot systems using diagnostic tools and technical schematics.
Safety & Environment
- Promote a culture of resident-centered safety and dignity.
- Conduct routine building inspections to identify hazards (slip/trip risks, equipment issues, etc.).
- Ensure safe storage and handling of maintenance materials and chemicals.
- Maintain a clean, safe, and welcoming environment.
Leadership & Collaboration
- Supervise, train, and support housekeeping, and laundry staff.
- Work closely with nursing, administration, and care staff to address facility needs impacting residents.
- Respond promptly and professionally to maintenance or environmental service requests and safety concerns.
- Lead continuous improvement efforts to enhance efficiency, cleanliness, and safety.
Qualifications
- Proven experience in facility maintenance leadership, preferably in healthcare, assisted living, long term care, or senior housing.
- Experience supervising housekeeping and/or laundry operations in a regulated environment is strongly preferred.
- Strong knowledge of:
- Fire and life safety systems
- Building maintenance (HVAC, electrical, plumbing)
- WA State WAC 388-78A regulations (or similar regulatory frameworks)
- Experience preparing for and managing state inspections and compliance audits.
- Familiarity with CMMS systems and preventive maintenance programs.
- Ability to read and interpret technical drawings, schematics, and safety codes.
- Hands-on troubleshooting experience with building systems and diagnostic tools.
- Strong organizational, leadership, and communication skills.
- Commitment to resident safety, dignity, cleanliness, and quality of life.
Preferred Qualifications
- Certification in facility management (e.g., CFM) or relevant trade license.
- Experience in long-term care or healthcare environment.
- Knowledge of infection control standards and environmental services best practices.
- CPR/First Aid certification (or willingness to obtain).
