What You'll Do
As the Assistant Property Manager, you'll play a key role in the success of the community by supporting daily operations, compliance, resident relations, and financial performance.
Community Operations
- Assist with the daily management and operations of a LIHTC apartment community.
- Support the Property Manager in achieving occupancy, financial, and resident satisfaction goals.
- Help oversee leasing, renewals, move-ins, move-outs, and resident retention initiatives.
- Ensure the leasing office maintains a professional, welcoming environment.
Affordable Housing Compliance
- Process and review LIHTC certifications, annual recertifications, interim recertifications, and income verifications.
- Maintain accurate resident files in accordance with LIHTC, HUD, and Fair Housing requirements.
- Prepare files for internal, investor, and state compliance audits.
- Ensure all documentation is complete, accurate, and submitted within required timelines.
Resident Relations
- Deliver outstanding customer service to current and prospective residents.
- Address resident concerns professionally and assist with conflict resolution.
- Issue resident notices, lease documents, and other compliance-related correspondence.
- Help create a positive community atmosphere that encourages long-term resident retention.
Financial & Administrative Responsibilities
- Assist with rent collections, payment agreements, delinquency management, and resident ledgers.
- Process invoices, utility billing, deposits, and daily financial transactions.
- Support monthly reporting, budget tracking, and occupancy reporting.
- Maintain accurate records using property management software.
Team Collaboration
- Partner with maintenance to coordinate service requests, unit turns, inspections, and curb appeal.
- Work closely with corporate compliance and accounting teams to ensure operational excellence.
- Assist with training and mentoring leasing staff while promoting a collaborative team environment.
What We're Looking For
- Minimum 3 years of apartment property management experience.
- At least 1 year of Affordable Housing or LIHTC (Tax Credit) experience required.
- Strong working knowledge of LIHTC regulations, Fair Housing, and affordable housing compliance.
- Experience processing certifications, recertifications, file audits, and income verifications.
- Previous experience with rent collections, leasing, resident relations, and property operations.
- Proficiency with Yardi is highly preferred. Experience with OneSite, RealPage, Entrata, or similar property management software is also welcomed.
- Strong organizational skills with the ability to prioritize multiple deadlines.
- Excellent communication and customer service skills.
- Bilingual (English/Spanish) is highly preferred.
- High School Diploma or GED required; college coursework is a plus.
