Why This Job – Director of Development & Construction
After spending the past several years focused on land acquisition, entitlement, and infrastructure, our client is launching multiple vertical construction projects across the Gallatin Valley & Big Sky. They're looking for someone to protect investor interests while ensuring projects are delivered on time, on budget, and to the highest standards.
As the Director of Development & Construction, you'll oversee multiple active developments simultaneously while coordinating architects, engineers, municipalities, lenders, consultants, and general contractors. You'll manage schedules, budgets, forecasting, pay applications, change orders, permitting, and executive reporting while serving as the primary local representative for ownership throughout construction.
This is an ideal opportunity for someone who enjoys both the field and the business side of construction. You'll spend time walking active job sites, solving problems with project teams, and sitting alongside executive leadership helping drive strategic decisions. Rather than working for a contractor, you'll represent ownership and have direct influence over every stage of construction execution.
You'll join a small executive team with very little bureaucracy, significant autonomy, and the ability to help build the company's development platform over the coming years. What You'll Actually Do:
- Serve as the owner's representative across multiple active vertical construction projects from preconstruction through closeout.
- Lead OAC meetings while coordinating architects, engineers, municipalities, consultants, lenders, and general contractors.
- Manage project schedules, budgets, forecasting, pay applications, change orders, contingency tracking, and executive reporting.
- Support constructability reviews, value engineering, procurement strategy, permitting, entitlement, and lender draw processes.
- Identify project risks early, maintain organized project documentation, and ensure developments are delivered on schedule, within budget, and to ownership's quality expectations.
- Serve as the primary local representative for ownership while partnering closely with executive leadership and outside development partners.
What You Bring:
- 10+ years of experience in vertical construction, owner's representation, development management, or senior project management.
- Experience delivering multifamily, mixed-use, commercial, industrial, hospitality, or production residential projects.
- Strong understanding of construction contracts, change order management, contingency administration and AIA contract documents (A101, A201, B101, G702/G703 pay apps).
- Financial fluency sufficient to evaluate budgets, pay applications, cost reports, and forecasts to completion.
- Proficiency with Procore, Bluebeam, Excel, and modern construction management software.
- Excellent communication skills, strong attention to detail, and the ability to work independently with minimal oversight.
- Experience working for both a general contractor and a developer is highly preferred
Where and How Much:
- Location: Bozeman, MT. Projects are concentrated throughout Gallatin County with regular time spent on active job sites and occasional work from the Bozeman and Big Sky offices.
- Compensation: $150k-$175k base
- Bonus: Performance-based bonus plus project-based profit sharing.

- PTO: 3-4 weeks DOE
