Key ResponsibilitiesOn-Site Owner Representation & Leadership
- On-Site Oversight: Serve as the primary on-site representative for the owner, continuously monitoring construction progress, quality workmanship, and schedule adherence.
- Project Guidance: Lead and actively guide project teams, general contractors, and trade workers through each phase of development from groundbreaking to final handover.
- Communication & Reporting: Act as the liaison between field operations, executives, and stakeholders, providing regular progress updates and flagging potential risks early.
- Vendor & Contractor Management: Develop and maintain strong, ongoing relationships with contractors and vendors at the appropriate organizational levels.
- Financial Oversight: Review contractor and vendor invoices throughout the duration of each project, approving payments or negotiating adjustments as needed.
- Regulatory Compliance: Maintain in-depth knowledge of local building codes and construction means/methods to enforce strict adherence to safety, quality, and regulatory requirements.
Candidate Qualifications
- Industry Expertise: Strong, practical knowledge of building codes, safety regulations, and construction methods.
- Relationship Building: Proven ability to manage, negotiate with, and build lasting professional relationships with vendors and contractors.
- Financial Acumen: Experience managing project budgets, reviewing billing documentation, and negotiating invoice terms.
Education & Experience Requirements
- Minimum 3+ years of experience as a Superintendent or Project Manager.
- Specific experience managing quick-service or single-tenant retail developments, particularly freestanding commercial lots averaging 0.75 to 1.25 acres.

Pay: $100,000.00 - $145,000.00 per year
