Maintenance Supervisor - Property Maintenance - Base Salary to 34.00/hour - Simsbury, CT

Our client, a growing property management organization, is seeking an experienced Maintenance Supervisor to support the property management team and community.

This position will oversee the community’s maintenance operations, including preventive and emergency maintenance, work orders, apartment make-readies and turnovers, building systems, property inspections, vendor coordination, and maintenance staff supervision. The Maintenance Supervisor will work closely with the Community Manager and maintenance team to maintain the safety, appearance, condition, and functionality of the property.
Responsibilities:

Lead and supervise the maintenance team, including assisting with hiring, assigning daily responsibilities, training employees, and monitoring work performance.

Delegate, prioritize, and oversee maintenance work orders and service requests while inspecting completed work for quality and timely completion.

Maintain the overall condition, safety, appearance, and functionality of apartment buildings, common areas, amenities, and grounds.

Perform and oversee routine, preventive, emergency, and on-call property maintenance.

Diagnose and complete repairs involving HVAC, plumbing, electrical, appliances, pool equipment, and general building systems.

Develop and maintain preventive maintenance schedules for building systems and equipment.

Coordinate apartment make-ready and unit turnover activities, including required repairs, inspections, and maintenance services.

Schedule maintenance coverage, including emergency and on-call support.

Maintain records for work orders, preventive maintenance, expenditures, inventory, apartment make-readies, work-in-progress, and completed projects.

Monitor inventory of maintenance parts, tools, and supplies and maintain the maintenance shop.

Coordinate contractors and vendors, obtain and review service bids, schedule outside work, and oversee vendor performance.

Use property management and maintenance management software, computer systems, and mobile applications to document service requests and track work completion.

Conduct property inspections and identify maintenance, safety, building, and appearance issues requiring correction.

Ensure maintenance operations comply with applicable OSHA, EPA, company safety, and property maintenance requirements.

Partner with the Community Manager on property operations, maintenance planning, and capital projects.
Qualifications:
-
3+ years of property maintenance or related experience required.

Previous experience leading and supervising maintenance staff.

Experience with multifamily, apartment, residential property, building, or related property maintenance.

Knowledge of HVAC, plumbing, electrical, appliances, and general building systems.

CPO (Certified Pool Operator) or EPA refrigerant certification required.

High School diploma or equivalent required.

Experience with computers, property management systems, maintenance management systems, or related software.

Experience using hand and power tools for property or building maintenance.

Knowledge of applicable EPA and OSHA regulations and safety requirements.

Ability to meet company driving requirements and travel locally as required for the position.

Ability to work onsite five days per week; this position is not remote or hybrid.

Ability to work a flexible schedule, including weekends, holidays, overtime, and on-call hours.

Ability to regularly walk the property, climb stairs, and access various areas of the community.

Ability to bend, stoop, squat, kneel, climb, push, pull, reach, and carry supplies.

Ability to stand for extended periods and lift up to 50 pounds without assistance.
Compensation:

Base salary in the 30.00 - 34.00/hour range
