Job Summary:
The Maintenance Supervisor for Meridian Property Management plays a key role in overseeing the daily operations of our maintenance team, ensuring efficiency, safety, and high-quality service for our tenants. This dynamic position involves providing hands-on technical support in the field, troubleshooting issues, and strategically planning large projects to optimize resource allocation and meet company goals. You will be responsible for supervising and training maintenance technicians, scheduling and prioritizing tasks based on team expertise, and ensuring adherence to safety protocols and industry regulations. As the Maintenance Supervisor you will foster a collaborative and supportive environment, promoting growth and development within your team while contributing to the overall success of Meridian Property Management.
Supervisory Responsibilities:
- Directs and oversees maintenance technicians
- Participates in the hiring and training of maintenance technicians
- Conducts performance evaluations that are timely and constructive
- Handles discipline of employees as needed in accordance with company policy
Duties/Responsibilities:
- Develop and implement efficient work schedules for maintenance technicians.
- Assign work orders daily and resolve scheduling issues
- Support/train when scope of work order is outside of a technician’s skill set
- Technical support while in the field, inspection/second pair of eyes needed on an issue or problem in the field
- Off hours/on call backup when needed
- Perform assigned work in an assigned territory with a focus on efficiency, process, safety and resident satisfaction
- Oversee the inventory of maintenance supplies and equipment
- Fleet compliance (ensure our equipment is maintained and well taken care of)
- Ensure maintenance technicians adhere to safety protocols and regulations, conduct safety training
- Spot check for quality standards and safety regulations, investigate and report accidents
- Identify cost-saving opportunities without compromising quality
- PO questions and approval
- Generate reports on maintenance performance, expenses, and trends
- Audit and monitor work orders
- Analyze data to create plans/processes for improvement
- Address tenant concerns and complaints related to maintenance
- Communicate with tenants regarding maintenance schedules and procedures
- Stay up to date on property management regulations
- Provide regular updates to upper management and ownership on maintenance-related matters
- Collaborate with property management to plan and execute preventive maintenance programs
- Strategically plans for large projects

Education and Experience:
- Extensive and diversified background with at least 5 years of related experience or equivalent combination of education and experience required.
Physical Requirements:
- Prolonged periods sitting at a desk and working on a computer
- Must be able to lift to 30 pounds at times
