Summary:
Performs maintenance duties necessary to maintain the physical condition and appearance of the property that will enhance the value of the community, utilizing FHRC Management's operation and safety standards. Ensures that service requests and minor repairs are made correctly in a timely manner.
Primary Duties and Responsibilities:
- Perform various maintenance functions including minor repairs that do not require the need for a license in the following areas: electrical, plumbing, appliances, flooring, carpentry, painting, heating/air issues.
- Complete minor repairs and improvements in vacant units for make-ready status in a timely manner.
- Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Assist with vinyl floor, cove, and wall base installation.
- Maintain equipment to function properly and comply with all safety standards.
- Monitor and organize inventory.
- Responsible for snow removal hours determined by the weather and designated by the Manager.
- Assist with trash removal and keeping the grounds and common areas free of trash and debris.
- Perform emergency on-call service for after-hours maintenance-related issues on a rotating schedule. Assist as needed for coverage and emergencies that require additional maintenance personnel.
- Contribute to positive team building and maintain a positive attitude.
- Travel and assist at other properties as needed.
- Perform assigned preventive maintenance duties and tasks.
- Assist in safeguarding company equipment, materials, common areas, mechanical rooms, and vacant apartments.
- Assist in minimizing energy and utility usage.
- Assist cleaning staff and perform cleaning duties as required.
- Complete special projects assigned by the Maintenance Supervisor or the Property Manager.
- Enforce and adhere to company policies, rules, and regulations.
- Assist office staff as needed.
- Preserve and respect resident and applicant confidentiality.
- Other duties as assigned by the Manager and/or Managing Agent as required for the efficient operation of the building.
- Participate in and complete training seminars, online training, and training in FHRC University as requested.
- Ensure all work orders, inspections, and preventative maintenance tasks are thoroughly documented in Yardi, in accordance with established FHRC standards and reporting requirements.
Skills and Experience:
- High school diploma or GED equivalent.
- Must have small hand tools.
- At least three to five (3-5) years of experience in carpentry, maintenance, and/or repair work.
- Ability to relate to and work effectively with individuals from diverse backgrounds.
- Willingness to be flexible, troubleshoot, and make quick decisions independently. Must be able to respond to after-hours calls within 30 minutes.
- Possess and maintain a valid driver’s license.
- Quick learner with ability to communicate clearly and maintain composure during stressful situations. Bilingual is a plus.
Pay: $23.00 - $25.00 per hour
